Planning & Regulatory - Real Estate

Job Summary:
The AVP Planning & Regulatory will be responsible for managing all licensing, compliance, and regulatory approval processes in Haryana and Punjab. The role requires deep expertise in regional policies, acts, and procedures, strong government liaison skills, and the ability to handle varied statutory and regulatory tasks ensuring smooth project execution. Excellent drafting skills for government correspondence and proficiency in financial calculations related to government fees and bank guarantees are essential.
Key Responsibilities:
- Manage end-to-end licensing, compliances, and approvals processes in Haryana and Punjab.
- Ensure adherence to all relevant policies, Acts, and regulatory frameworks.
- Liaise and maintain strong relationships with government departments, statutory authorities, and local bodies.
- Draft, review, and finalize official letters, representations, and government submissions.
- Calculate and validate government fees, charges, premiums, and bank guarantee requirements.
- Coordinate with internal cross-functional teams to align on regulatory requirements and deadlines.
- Identify regulatory risks and implement mitigation strategies to avoid project delays.
- Lead and oversee varied tasks associated with regulatory compliance and approvals.
Required Qualifications:
- Graduate/Postgraduate degree in Law, Urban Planning, Engineering, or related discipline.
- Minimum 20 years of hands-on experience in handling licensing, approvals, and compliance in Haryana and Punjab real estate or related sectors.
- Proven expertise in drafting official communications for government authorities.
- Strong knowledge of government fee structures, charges, and bank guarantee management.
- Excellent coordination, negotiation, and communication skills.
