Role Overview:
- The Senior Manager - Contracts plays a critical role in managing the contractual and commercial aspects of construction projects.
- This includes labour rate benchmarking, competitor analysis, contract negotiation, legal compliance,and ERP-driven documentation. The role requires ensuring favorable contractual terms, mitigating risks, maintaining a comprehensive resource bank, and supporting efficient project execution through accurate work orders and contract monitoring.
- The role is central to enabling cost efficiency, legal soundness, and strategic alignment in all contract related activities across high-rise residential and commercial projects.
Key Responsibilities:
1. Labour Rate Management
- Maintain and update labour rates for construction activities such as earthworks, concreting, masonry, tiling, finishing, painting, aluminum works, and fa ade works.
- Ensure rates align with industry benchmarks, government norms, and project requirements.
- Monitor market trends and competitor rates to stay competitive and informed.
2. Competitor Data Collection & Analysis
- Collect and analyze data on competitor labour and subcontractor rates.
- Track pricing strategies and prepare recommendations for optimizing internal estimates and bidding.
- Present insights to senior management to guide project planning and commercial strategy.
3. Resource Bank Maintenance
- Develop and maintain a centralized Resource Bank with updated rates for labour, materials, equipment, and subcontractors.
Collaborate with estimation and procurement teams to ensure effective use.
- Update resource data regularly based on market inputs and vendor negotiations.
4. Mode of Measurements & IS Codes Compliance
- Apply a thorough understanding of modes of measurement in line with IS Codes.
Train teams in accurate measurement and documentation practices.
Ensure adherence to standards to reduce disputes and improve accuracy in billing and contract administration.
5. Contractual Agreements & Negotiations
- Draft, negotiate, and finalize contracts with clients, vendors, and subcontractors.
- Include necessary clauses for bank guarantees, performance guarantees, and mobilization advances.
- Ensure timely execution and compliance with all contractual terms.
6. Work Order Preparation & Management
- Prepare comprehensive work orders covering scope, deliverables, timelines, and payment terms.
- Approve subcontractor/vendor work orders post-verification of compliance with terms.
- Ensure work orders are aligned with budget, scope, and legal standards.
7. Risk Management & Legal Compliance
- Identify and mitigate risks related to scope changes, delays, or non-compliance.
- Ensure all contracts meet legal standards, including labour laws and construction regulations.
- Advise management on legal implications of contractual clauses and claims.
8. Contract Performance Monitoring
- Track contractor performance and ensure compliance with agreed terms.
- Manage and resolve disputes or deviations in coordination with project and legal teams.
- Monitor adherence to contractual timelines, budgets, and quality requirements.
9. Reporting & Documentation
- Maintain organized records of contracts, work orders, guarantees, and amendments.
- Provide reports on contract status, BGs, performance guarantees, and recovery of advances.
- Track and report resource usage and overall contract health to senior stakeholders.
10. ERP System Management
- Oversee contract-related entries in the ERP system, ensuring accuracy in data.
- Coordinate with procurement and finance for seamless integration of contractual transactions.
- Use ERP tools to generate reports and support decision-making.

Qualifications & Experience:
- Education: Diploma/ Bachelors degree in Civil Engineering
- Experience: Minimum 12 years in project billing and construction industry.
ERP: Minimum 5 years of experience
