
Description:
Expansion Strategy & Planning:
- Develop and implement the annual retail expansion plan across targeted geographies.
- Conduct market mapping, competitor analysis, and demographic studies to identify high-potential areas.
- Recommend formats (mall, high street, kiosk, franchise, etc.) based on market potential.
Site Identification & Evaluation:
- Source and shortlist potential retail locations through brokers, developers, and local networks.
- Conduct site surveys, footfall analysis, trade area assessment, and catchment studies.
- Prepare feasibility reports, ROI projections, and business cases for management approval.
Negotiation & Finalization:
- Negotiate commercial terms with landlords/developers including rent, CAM, deposit, lock-in, fit-out period, and revenue share if applicable.
- Work closely with Legal team to finalize LOIs, lease agreements, and required documentation.
Project Management & Store Development:
- Coordinate with designers, architects, vendors, and contractors for layout finalization and store build-out.
- Ensure all approvals (municipal, mall management, permissions) are obtained on time.
- Track project timelines, budget adherence, and monitor on-ground project execution.
New Store Opening:
- Collaborate with Operations, Marketing, IT, Supply Chain, and HR teams for seamless store opening.
- Ensure brand standards, visual merchandising guidelines, and operational readiness are met.
- Conduct post-opening reviews and handover to the Operations team.
Portfolio Management:
- Monitor existing store performance and recommend relocations, right-sizing, closures, or remodels.
- Maintain database of all store leases, expiries, renewals, and rental escalations.
Relationship Management:
- Build strong relationships with mall management teams, real estate developers, property consultants, and franchise partners.
- Represent the company in real estate forums, exhibitions, and networking events.
