Senior Manager/Head - Business Development & Land Acquisition - Real Estate

Job Summary:

The Senior Manager & Head BD & Land Acquisition will drive the companys growth by identifying, evaluating, and closing strategic land and development opportunities for high-rise residential and commercial projects. This role is responsible for building a strong acquisition pipeline, leading negotiations, ensuring legal and regulatory compliance, and delivering profitable land deals aligned with the business strategy.

Key Responsibilities:

- Identify and evaluate land and development opportunities for high-rise residential and commercial projects.

- Build and manage a strong network of landowners, brokers, aggregators, and local authorities.

- Conduct market research, feasibility studies, and preliminary due diligence of land parcels.

- Coordinate with legal teams for title verification, zoning, and statutory clearances.

- Lead negotiations and closure of land acquisition transactions including MoUs and Sale Deeds.

- Liaise with government bodies for regulatory compliance (RERA, revenue, town planning, etc.).

- Work with finance teams to assess ROI, IRR, and investment feasibility.

- Maintain land bank data, acquisition pipeline, and management reports.

Requirements :

- Experience in BD & Land Acquisition within real estate, preferably high-rise residential/commercial.

- Strong negotiation, networking, and deal structuring skills.

- Sound knowledge of land laws, approvals, and local market dynamics.

- Ability to prepare feasibility notes and management presentations.
