Senior Director - Project Execution - Real Estate

Job Description:

- Lead the end-to-end execution of luxury villa projects, from mobilisation and construction through testing, completion, and handover.

- Provide strategic leadership to project teams, consultants, contractors, and key stakeholders.

- Ensure projects are delivered within approved budgets, timelines, quality standards, and contractual requirements.

- Oversee construction planning, sequencing, resource mobilisation, procurement coordination, and site execution.

- Monitor project progress against baseline schedules and drive timely recovery actions wherever required.

- Review and manage project risks, delays, variations, claims, and critical execution issues.

- Ensure effective coordination between Civil, Structural, MEP, Interiors, Landscape, Infrastructure, and specialist contractors.

- Drive quality assurance and ensure compliance with approved drawings, specifications, standards, and project requirements.

- Ensure strict adherence to HSE policies and statutory requirements across all project sites.

- Lead project review meetings and provide regular progress updates to senior management.

- Coordinate with design, commercial, procurement, contracts, and development teams to resolve project-level issues.

- Manage contractor performance and ensure accountability against agreed project deliverables.

- Oversee testing, commissioning, snagging, completion, and final handover of villas.

- Identify opportunities to improve construction efficiency, productivity, cost control, and project delivery.

- Build and mentor high-performing project execution teams.
