Educational Qualification : B.E. / B.Tech in Civil Engineering (mandatory); M.Tech / MBA (preferred)
Job Purpose :
To oversee and manage the technical evaluation and appraisal process for real estate properties across the ROM region, ensuring high-quality credit underwriting support with a strong focus on DCF and LRD-based evaluations.
Key Responsibilities:
- Regional Oversight: Lead the technical team for the ROM region (Rest of Maharashtra), ensuring all property assessments are conducted accurately and in a timely manner.
- Technical Valuation: Conduct and review valuations of residential, commercial, and industrial properties using market, cost, and income approaches, with a strong emphasis on DCF and LRD methodologies.
- LRD Appraisals: Evaluate lease rental discounting proposals by analyzing lease agreements, tenant profiles, property cash flows, and sustainability of rental income.
- DCF Modeling: Analyze real estate cash flows using Discounted Cash Flow models for project funding, construction finance, and commercial real estate proposals.
- Vendor Management: Manage and coordinate with empaneled technical consultants, valuation agencies, and other third-party vendors for property inspections and reports.
- Site Inspections: Conduct or oversee site visits to validate physical status, construction quality, and legal compliance of projects/properties.
- Risk Management: Identify and flag technical risks associated with property titles, project approvals, encroachments, construction anomalies, or structural issues.
- Stakeholder Collaboration: Work closely with the credit, legal, and sales teams to support underwriting and decision-making for loan disbursal.
- Reporting & MIS: Maintain and update regional technical MIS reports, project tracking, and approval documentation.
Desired Candidate Profile:
- Minimum 8 years of experience in real estate valuation, technical appraisal, or mortgage lending.
- Strong knowledge of DCF (Discounted Cash Flow) analysis and LRD (Lease Rental Discounting) mechanisms.
- Familiarity with local development rules, approval processes, and real estate market trends in Maharashtra.
- Excellent communication, analytical, and team management skills.
- Proficient in MS Office (especially Excel) and technical valuation tools.
