
Title: Manager - Non-Litigation (Legal)

Job Purpose: To conduct due diligence and draft documentation for land acquisition transactions.
Principal Accountabilities:
- Provide legal advice and support throughout the land acquisition process.
- Manage land due diligence processes and prepare executive summaries, highlighting facts and red flags in property titles under acquisition.
- Review title certificates and coordinate with law firms.
- Review, draft, and negotiate agreements related to land purchases, leases, and acquisitions (e.g., term sheets, MOUs, agreements, conveyances).
- Ensure compliance with relevant laws and regulations governing land acquisition.
2. Documentation
- Prepare and review legal documents, including contracts, deeds, and agreements related to real estate transactions (e.g., tenders, procurement contracts, lease agreements, contractor agreements, service provider agreements, marketing agreements, work orders, statutory agreements, undertakings).
- Handle customer/society-related issues, including drafting notices, settlement agreements, and consent terms.
- Oversee the documentation process to ensure accuracy and compliance with legal standards.
3. RERA Filing and Compliance
- Draft customer documentation, including booking forms, allotment letters, agreements for sale, lease deeds, etc., for project launches.
- Manage the registration of real estate projects under RERA and guide teams to complete the process in a timely manner.
- Ensure compliance under provisions of RERA and other relevant regulations.
- Draft deeds of conveyance for property transfers to societies post receipt of Occupancy Certificates (OC).

Qualification and Experience:
- LLB
- 6-10 years of experience in the Real Estate sector
