ABOUT THE ROLE
Designation: Vice President/Business Head - Dubai, UAE
JOB CRITERIA:
- Experience: 12+ years in Business / Project Management
- Industry Expertise: Real estate, construction, or infrastructure projects
- Leadership: Proven expertise in managing large-scale projects
- Education: MBA/Engineering or equivalent from top-tier institutions (e.g., IIMs, ISB, IITs, NITs)
DESIRED SKILLS:
- Strong P&L management and business ownership mindset.
- Relationship-building with senior clients, consultants, landlords, and government entities.
- Deep understanding of design workflows, BOQs, project scheduling, procurement, and execution.
- Strong negotiation, communication, and leadership skills.
- High agility, problem-solving ability, and comfort working in a fast-growth startup.
- Ability to travel frequently for client and site meetings.
ROLE OVERVIEW
The Business Head - Dubai will be the senior-most leader responsible for building, scaling, and owning the Flipspaces business across the UAE territory. This role requires a seasoned professional with deep understanding of commercial interiors, P&L responsibility, leadership across multiple functions, and the ability to drive growth in a fast-paced, entrepreneurial environment.
This leader will oversee and manage Sales, Design, Operations, Supply Chain, Compliance & Approvals, and Client Delivery for projects executed in Dubai / UAE. The ideal candidate should have a strong network, deep industry knowledge, and proven capability to run an end-to-end business independently.
This is a high-ownership role with the mandate to build a scalable, profitable regional business aligned with global vision.
Key Responsibilities
1. Business Leadership & P&L Ownership
- Own the complete business performance for the UAE territory including revenue, profitability, cash flow, and growth targets.
- Develop and execute a market entry and expansion strategy for Dubai & GCC.
- Build partnerships with developers, IPCs (JLL, CBRE, Knight Frank), consultants, landlords, and key ecosystem stakeholders.
- Lead internal and external stakeholder management including investor relationships.
2. Sales & Business Development Leadership
- Drive acquisition of high-value clients in commercial office interiors across IT, BFSI, energy, real estate, and MNC sectors.
- Mentor and manage the UAE Sales team to achieve quarterly and annual revenue targets.
- Review proposals, pricing strategies, tender submissions, and commercial negotiations.
- Strengthen relationships with brokers, real estate advisors, and enterprise clients.
3. Design & Pre-Sales Leadership
- Oversee the entire design team output (concept design, 3D renders, technical drawings).
- Ensure designs meet global Flipspaces standards and local UAE compliance norms (DIFC, DM, DCD, Sharjah Municipality, TECOM etc.).
- Integrate tech-enabled design capabilities (VR, VIZWORLD) into pitches for enhanced conversion.
4. Operations & Project Execution Oversight
- Lead operations, project management, and execution teams to ensure projects are delivered on time, on budget, and with high quality.
- Oversee procurement, supply chain, local subcontractor onboarding, and partner management.
- Ensure compliance with UAE statutory norms such as:
- DIFC fit-out regulations
- Civil Defense (DCD)
- DEWA / SEWA / FEWA approvals
- Municipality permits
- Conduct regular project reviews and risk assessments.
5. Team Building & People Leadership
- Build a high-performing cross-functional team (Sales, Design, Ops, QS, Safety, MEP).
- Drive a culture of accountability, ownership, speed, and collaboration.
- Mentor senior leadership (AVP Sales, Design Head, Ops Head) and align them with business KPIs.
6. Strategic Planning & Market Intelligence
- Conduct competitive analysis and drive positioning of Flipspaces as a premium D&B brand in UAE.
- Identify opportunities in emerging hubs and expansion into Abu Dhabi, Sharjah, and other GCC markets.
- Partner with global supply chain teams to optimize sourcing from India, Vietnam, and Malaysia.
7. Client Management & Delivery Excellence
- Ensure exceptional client experience across project lifecycle from pitch to handover.
- Maintain strong engagement with large enterprise clients and top accounts.
- Resolve escalations proactively and maintain project governance standards.
