Estimation Head - Real Estate

1. Cost Planning & Estimation

- Lead the team and support in preparation of BOQs, cost estimates, and budgets for projects.

- Develop detailed cost plans at different project stages and ensure accuracy.

- Review design drawings, specifications, and contract documents for cost implications.

- Prepare Procurement schedule and support the team in plan and Purchase of all materials required for the project.

2. Contract Administration

- Prepare and review contract agreements, tender documents, and procurement schedules.

- Ensure contractual compliance throughout the project lifecycle.

3. Measurement & Valuation

- Oversee site measurements, progress valuations, and interim payment certificates.

- Verify contractor claims, variations, and change orders for accuracy and compliance.

- Maintain up-to-date cost records and track project performance.

4. Cost Control & Reporting

- Monitor project costs and compare them with budgets to identify variances.

- Implement cost control measures to minimize wastage and improve efficiency.

- Prepare periodic cost reports, cash flow forecasts, and budget reviews for management.

5. Risk Management

- Identify potential financial and contractual risks in projects and recommend mitigation strategies.

- Conduct value engineering exercises to optimize cost without compromising quality.

6. Team Leadership & Coordination

- Manage, mentor, and supervise QS team members.

- Coordinate closely with engineering, procurement, and project management teams.

- Liaise with clients, consultants, subcontractors, and suppliers for smooth project execution.

7. Dispute Resolution

- Handle disputes, claims, and arbitration cases with proper documentation and negotiation skills.

- Maintain records to support contractual positions and protect company interests.
