Job Purpose:
The ideal candidate should have a sound understanding of real estate laws, regulatory frameworks, real estate transaction structuring, due diligence processes, debt documentation and RERA compliance.
The ideal candidate would be expected to work in a fast-paced, transaction-driven environment.
Key Responsibilities:
- Prepare and review templates of customer agreements, ensuring compliance with applicable laws including RERA.
- Ensure completeness, accuracy, and legal compliance in documentation related to land acquisition, joint ventures, and project development.
- Review all debt related documents from a real estate perspective including mortgage deeds, debenture trust deeds, loan documentation, hypothecation deeds etc.
Title Due Diligence & Property Matters:
- Scrutinize land and property records including revenue mutation entries, RTCs, khata extracts, and encumbrance certificates.
- Maintain updated records of title documentation and legal clearances.
Compliance & Regulatory:
- Provide support in obtaining RERA registration and managing ongoing compliance requirements.
- Coordinate with internal departments and external consultants for compliance documentation and regulatory approvals.
Coordination & Internal Support:
- Address internal queries and support closure of commercial transactions and customer-related documentation.
Registration & Record Maintenance:
- Handle execution and registration of agreements at sub-registrar offices.
- Maintain a central repository of legal documents - both physical and digital - with proper tracking systems for renewals and obligations.
Qualifications and Work Experience:
- 5 - 8 years of relevant experience in non-litigation legal work in the real estate or infrastructure sector.
- Strong understanding of property laws, real estate regulations, due diligence, and RERA.
Knowledge, Skills and Competencies:
- Good drafting, negotiation, and communication skills.
- Proficient in MS Office and document management tools.
- Fluency in both Kannada and English.
