Location: Mumbai
Reporting To: Country Head - Investments & Acquisition
Function: Enterprise Office Leasing (Non-Retail)
Role Overview
The VP - Leasing & Acquisition will lead enterprise-grade office leasing initiatives in Mumbai, focused on large-format occupier mandates (minimum 1500+ seats). The role requires deep occupier relationships, strong institutional ecosystem exposure, and demonstrated capability in closing large office transactions. This is not a retail leasing role.
Key Result Areas (KRAs)
1. Enterprise Leasing - Large Occupier Mandates
- Lead and close mandates of 1500+ seats.
- Target GCCs, BFSI, Tech, Pharma, Consulting, and Captives.
- Build direct relationships with C-suite and Corporate Real Estate (CRE) teams.
- Deliver annual leasing targets in terms of seats and square footage.
2. Occupier & Institutional Ecosystem Development
- Maintain strong working relationships with IPCs (Occupier Services, Tenant Advisory, Office Agency).
- Build relationships with major coworking operators and flexible workspace platforms.
- Engage with large developers and institutional asset owners for mandate flow.
- Generate recurring mandate pipeline through institutional networks.
- Be a preferred partner for large corporate requirements.
3. Landlord, Developer & FI Relationships
- Develop strong connects with institutional landlords, developers, family offices, and real estate funds.
- Access off-market inventory and upcoming supply pipelines.
- Build strategic partnerships to drive enterprise mandates.
4. Market Intelligence & Advisory Strength
- Deep understanding of micro-market rentals, coworking rentals, building stackings, vacancy levels, and lease expiries.
- Provide rental benchmarking and advisory insights to support positioning and pricing decisions.
- Strong knowledge of Mumbai office market dynamics.
5. Proposal Structuring & Financial Capability
- Prepare detailed leasing proposals and client presentations.
- Build financial scenarios and sensitivity analyses in Excel.
- Create structured presentations using PowerPoint and Canva.
- Structure commercial terms including rental modeling and fit-out recovery scenarios.
6. Strategic Acquisition Support
- Identify assets aligned with enterprise leasing demand.
- Assess leasing potential of acquisition targets.
- Support underwriting decisions with real-time market intelligence.
- Drive pre-leasing discussions where feasible.
Ideal Candidate Profile
- 10-12 years of experience in commercial office leasing.
- Experience in IPC - Occupier Services / Tenant Advisory / Office Agency, OR major coworking platforms (enterprise sales / large mandate handling), OR leading office developers with strong occupier relationships.
- Demonstrated track record of closing large-format mandates (1500+ seats).
- Strong occupier relationships across enterprise and GCC ecosystem.
- Highly connected with landlords, developers, institutional owners, and FIs.
- Strong financial acumen and proficiency in Excel, PowerPoint, and Canva.
- Excellent presentation and negotiation skills.
- Retail leasing background is not relevant for this role.
