Job Summary:
- For a leading Real Estate Consulting firm, the Director Land Transaction (Capital Markets) will be a pivotal leader responsible for overseeing and executing complex land acquisition and disposition strategies within the capital markets framework.
- This role requires a deep understanding of real estate market dynamics, financial structuring, and investment principles to drive significant value for the firm.
- The successful candidate will lead all aspects of land transactions, from initial market analysis and sourcing to negotiation, due diligence, financing, and closing, while effectively managing internal and external stakeholders.
- The focus is on Residential or Commercial land.
- This position also requires a strong understanding of leading and developing a high-performing team.
Key Responsibilities:
- Lead the identification, evaluation, and execution of strategic land acquisition and disposition opportunities across Residential and Commercial land, aligning with the firm's investment objectives.
- Develop and implement comprehensive financial models and analyses, including valuation, return on investment (ROI), and risk assessments for potential land transactions.
- Manage the entire transaction lifecycle, including due diligence, legal documentation, environmental assessments, zoning analysis, and regulatory compliance.
- Structure and negotiate complex deal terms with landowners, brokers, developers, and capital partners to achieve optimal outcomes.
- Cultivate and maintain strong relationships with landowners, brokers, developers, investors, and other key industry contacts to source proprietary deal flow.
- Oversee capital raising efforts for land transactions, engaging with institutional investors, private equity firms, and other financing sources.
- Present detailed investment memoranda and transaction summaries to senior management and investment committees, articulating risks and opportunities.
- Monitor market trends, economic indicators, and regulatory changes impacting land values and investment strategies.
- Collaborate cross-functionally with legal, finance, development, and asset management teams to ensure seamless transaction execution and integration.
- Lead, manage, and mentor a team of transaction professionals, fostering collaboration, setting clear objectives, and driving team performance.
- Mentor and guide junior team members, fostering a culture of high performance and continuous learning.
