Deputy General Manager - Project Finance
Job Description:
We are seeking a highly analytical and detail-oriented Deputy General Manager - Project Finance to lead financial planning, project evaluation, funding, and monitoring for new hotel developments, brownfield expansions, and renovation projects across the group. The ideal candidate will have deep experience in hospitality project finance, strong financial modelling capabilities, and a proven track record of managing large-scale CAPEX projects in alignment with business goals.
Key Responsibilities
1. Project Evaluation & Financial Modelling
- Develop detailed financial models, IRR, NPV, payback analysis, and scenario planning for new hotel projects and assets.
- Evaluate feasibility studies, project viability reports, and market intelligence inputs.
- Work closely with development, design, and projects teams to validate cost assumptions and timelines.
2. Budgeting & CAPEX Control
- Prepare and monitor CAPEX budgets, ensuring financial discipline and adherence to approved cost parameters.
- Track project-wise cash flows, timelines, cost overruns, and contingency utilization.
- Provide variance analysis and monthly dashboards to the CFO and Board.
3. Financing & Fund Management
- Assist in arranging project financing, including debt syndication, refinancing, and banking negotiations.
- Prepare project information memorandums (IMs), pitch decks, and lender documentation.
- Manage drawdowns, interest costs, and compliance with financial covenants.
4. Commercial & Contract Management
- Evaluate vendor proposals, major contracts, and BOQs from a financial perspective.
- Support negotiations with contractors, suppliers, and consultants.
- Ensure financial protection through proper contract structuring, billing verification, and milestone tracking.
5. Compliance, Reporting & Governance
- Oversee statutory and regulatory compliance for all project-related financial matters.
- Coordinate with internal audit, statutory audit, and external consultants.
- Present project performance reports to senior management and investment committees.
6. Cross-Functional Coordination
- Work closely with Projects, Design, F&B Planning, Operations, and Legal teams.
- Ensure timely communication on project risks, cash flow requirements, and deviation approvals.
Candidate Profile
- Qualification: CA / MBA (Finance) / CFA preferred.
- Experience: 10-15+ years of project finance experience, ideally within hotels, real estate, or infrastructure.
- Strong financial modelling and analytical capability.
- Experience in debt syndication, lender relations, and handling large-scale CAPEX projects.
- Excellent commercial acumen and negotiation skills.
- Ability to work with senior leadership and handle high-pressure project timelines.
- Strong understanding of hotel development cycles and cost drivers (preferred).
