About the client :

Our client is India's leading luxury real estate developer, founded in 2002 and headquartered in Pune. Over two decades, the organization has delivered more than 39 million sq. ft. of prime real estate across multiple asset classes - high-end residential developments, office parks, special economic zones, data centres, luxury retail malls, convention centres, and landmark hospitality properties in India, Sri Lanka, the Maldives, and Dubai.

Role context :

Our client is hiring a Chief Financial Officer reporting directly to the respective Business Unit Head (Promoter). This role requires an executive who can own financial strategy end-to-end, lead investment and project finance decisions, build and transform finance processes, and operate as a trusted commercial partner to the Promoter.

The ideal candidate is hands-on, execution-oriented, and equally comfortable in the boardroom and in the detail. You will be the single point of financial accountability for your business unit - from capital raising and treasury to governance, compliance, and MIS - in one of India's most ambitious and design-led real estate organizations.

Key Responsibilities :

1. Strategic Finance & CFO Leadership :

- Serve as the primary financial advisor to the Business Unit Head, providing strategic counsel on investment decisions, capital deployment, and business expansion.

- Own the BU's financial strategy - from annual operating plans and five-year projections to capital structure optimization and return-on-investment frameworks.

- Partner with the Promoter and leadership team on new project evaluation, land acquisition appraisals, JV structuring, and M&A opportunities.

2. Investments & Project Finance :

- Lead end-to-end project financing - from feasibility and financial modelling through to lender appraisal, term sheet negotiation, loan documentation, and post-sanction compliance.

- Build and manage institutional lender relationships across banks, NBFCs, AIFs, and PE investors to ensure timely and cost-efficient capital availability.

- Oversee project-wise capital allocation, fund utilization tracking, drawdown planning, and debt covenant compliance.

- Evaluate investment opportunities using IRR, NPV, DSCR, and sensitivity analysis frameworks, advising the Promoter on viability and structuring.

3. Financial Planning, Analysis & MIS :

- Build and own a robust financial planning and analysis function - budgeting, forecasting, variance analysis, and rolling cash flow projections.

- Design and deliver Board-ready MIS dashboards and business performance reports, translating complex financial data into clear strategic insights.

- Monitor project-wise profitability, cost-to-complete analysis, revenue recognition, and working capital health across the BU portfolio.

4. Process Setup & Financial Transformation :

- Assess the current state of finance processes, systems, and controls within the BU and design a transformation roadmap aligned with Panchshil's governance standards.

- Lead ERP implementation or enhancement (SAP/Oracle or equivalent), standardize SOPs, and build an internal financial control framework (IFC).

- Drive digitization and automation of financial reporting cycles, reducing manual dependencies and improving accuracy and speed.

5. Financial Operations & Controllership :

- Ensure timely and accurate closure of books of accounts, preparation of financial statements as per Ind AS/IGAAP, and statutory audit completion.

- Oversee accounts payable, receivable, treasury operations, working capital management, and vendor payment governance.

- Manage consolidation of financial statements across entities, SPVs, JVs, and subsidiaries within the business unit.

6. Taxation & Regulatory Compliance :

- Own direct and indirect tax strategy - GST, income tax, TDS - including planning, compliance, assessments, appeals, and litigation management.

- Ensure full compliance with RERA (where applicable), Companies Act, SEBI regulations, FEMA, and all other applicable statutory frameworks.

Mandatory Qualifications :

- Qualified Chartered Accountant (CA) - non-negotiable.

- 15+ years of post-qualification experience in a senior finance leadership role.

- Background in Real Estate, Infrastructure, EPC, or Chemicals preferred; other industries considered where project finance and investment credentials are strong.

Technical Expertise Required :

- Demonstrated experience in project finance, investment appraisal, and institutional fund raising at meaningful scale.

- Strong command of financial modelling, capital structuring, treasury management, and lender relationship management.

- Deep understanding of Ind AS, IGAAP, and applicable regulatory frameworks (RERA, GST, Companies Act, FEMA).

- Proficiency in ERP systems (SAP/Oracle preferred), advanced MIS design, and financial process automation.
