Role Overview
The Commercial Leasing manager will be responsible for driving leasing across Real Estate's tech park portfolio. The role involves end-to-end transaction management, tenant acquisition, broker engagement, and close coordination with internal teams to ensure timely closures, optimal rentals, and high-quality tenant mix.
Key Responsibilities
1. Lead end-to-end leasing for IT/Tech Park assets, including negotiations, closures, and documentation.
2. Drive occupancy, rental yields, and long-term leasing strategy across assigned assets.
3. Manage RFPs/RFIs from IT/ITES, GCCs, MNCs, and large domestic corporates.
4. Structure lease commercials including rentals, escalation, lock-in, fit-out periods, and handover timelines.
5. Build and maintain a strong leasing pipeline for existing and upcoming tech parks.
6. Support pre-leasing and anchor tenant closures for new developments.
7. Identify market opportunities based on demand trends, absorption, and competitor benchmarking.
8. Manage relationships with IPCs, consultants, and channel partners (CBRE, JLL, Savills, Knight Frank, etc.).
9. Conduct regular broker meets, site visits, and property walkthroughs to ensure strong market visibility.
10. Drive deal momentum through structured broker engagement and incentive alignment.
11. Act as the primary interface with corporate real estate teams and senior client stakeholders.
12. Conduct client presentations, negotiations, and site visits.
13. Coordinate with legal teams on LOIs, term sheets, and lease agreements.
14. Internal Coordination
15. Work closely with Design, Projects, Construction, and Facilities teams to align leasing timelines with project readiness.
16. Provide inputs on floor plates, specifications, parking norms, and fit-out readiness.
17. Coordinate with Marketing for leasing collateral, digital campaigns, and project positioning.
18. Track market rentals, absorption, vacancy, and competitor developments.
19. Maintain leasing MIS, CRM updates, and pipeline reports.
20. Provide regular updates to leadership on closures, risks, and forecasts.
21. Key Skills & Competencies:
22. Strong understanding of Grade-A office and tech park leasing.
23. Proven track record in large-ticket leasing transactions.
24. Excellent negotiation, communication, and stakeholder management skills.
25. Ability to work across multiple internal teams and external partners.
26. Hands-on experience with CRM, leasing MIS, and reporting.
Preferred Background:
- Experience with reputed developers or IPCs ( Brigade, Prestige, Embassy, L&T Realty, RMZ, CBRE, JLL, Savills, Knight Frank, etc.).
- Strong exposure to Bangalore office market preferred.
- Experience in handling IT/ITES, GCC, and MNC clients
