Position Title: Business Head - Co-Living

Location: Panchkula, Haryana

Reporting To: Group CEO / Managing Director

Department: Operations / Business Management

Employment Type: Full-Time

Role Overview

The Business Head - Coliving will be responsible for leading and scaling the the Coliving operations. This role demands strategic vision, operational excellence, and a deep understanding of the urban rental and shared living ecosystem. The incumbent will oversee P&L, customer experience, facility management, vendor partnerships, and team leadership to ensure sustainable growth and high occupancy.

Key Responsibilities

Business Strategy & Growth

- Develop and execute the business plan for the Co-living properties across India

- Drive occupancy, revenue, and profitability targets

- Identify market trends, competitor benchmarks, and expansion opportunities

Team Leadership & Culture

- Build and manage a high-performing on-site operations team

- Foster a culture of accountability, service excellence, and community engagement

- Conduct regular performance reviews and training programs

Operations & Facilities

- Oversee day-to-day property operations including maintenance, housekeeping, and security

- Ensure compliance with safety norms, municipal regulations, and internal SOPs

- Coordinate with Admin & Facilities team for infrastructure upgrades and AMC

Customer Experience & Engagement

- Ensure superior resident experience through proactive service delivery

- Implement feedback mechanisms, grievance redressal, and community-building initiatives

- Monitor NPS and satisfaction scores to drive retention

Financial & Vendor Management

- Manage budgets, expenses, and cost optimization initiatives

- Negotiate and manage vendor contracts for utilities, catering, laundry, etc.

- Track financial KPIs and report monthly performance to leadership

Compliance & Audit

- Ensure adherence to local housing laws, fire safety, and labor regulations

- Support internal and external audits with documentation and process transparency

Qualifications & Experience

Criteria Requirement

Education Graduate/Postgraduate in Business, Hospitality, or Real Estate

Experience 8-12 years in operations, hospitality, or real estate; 3+ years in leadership

Skills Strategic planning, team management, budgeting, vendor negotiation

Tools Familiarity with property management systems, CRM, and MS Office

Language Proficiency in English and Hindi; local dialects a plus
