Role Summary:

Workafella is seeking a high-caliber Purchase Manager to lead end-to-end procurement for our premium commercial workspace and real estate projects. In this critical role, you will act as the "Strategic Sourcing Lead," managing the procurement lifecycle for interiors, facility operations, and large-scale infrastructure projects. You will be responsible for building a robust vendor ecosystem, negotiating high-value contracts, and implementing rigorous cost-control measures to ensure project profitability. The ideal candidate possesses deep material knowledge specific to the commercial interior sector and has the "Commercial Acumen" to manage complex credit terms and rate contracts across multiple geographies (Mumbai, Chennai, Hyderabad, and Bangalore).

Responsibilities:

- Vendor Ecosystem Development: Lead the identification, evaluation, and onboarding of high-quality vendors for specialized materials including fit-outs, furniture, MEP, and facility supplies.

- Strategic Negotiation: Direct the negotiation of rates, service level agreements (SLAs), and credit terms to maximize working capital and ensure cost-efficiency.

- End-to-End Procurement Management: Oversee the generation of Purchase Orders (PO), Work Orders (WO), and the execution of comprehensive rate contracts.

- Project & Operations Sync: Collaborate closely with the Projects and Facility Management teams to align procurement timelines with construction schedules and operational needs.

- Supply Chain Integrity: Ensure 100% timely availability of materials to prevent project delays, maintaining a "Zero-Stockout" environment for critical facility operations.

- Cost Control & Budgeting: Implement value-engineering strategies and track procurement spending against project budgets to drive significant cost savings.

- Inventory & Logistics Tracking: Monitor the complete delivery lifecycle, including Goods Received Note (GRN) verification, material inspections, and invoice reconciliation.

- Vendor Performance Management: Conduct periodic audits and performance reviews of vendors based on quality, lead times, and reliability to optimize the supply chain.

- Documentation & Compliance: Maintain meticulous records of all procurement activities in ERP/Tally, ensuring compliance with internal audit standards and tax regulations (GST).

- Material Research: Stay updated on market trends and new sustainable materials in the commercial real estate sector to provide innovative procurement options.

Technical Requirements:

- Industry Expertise: 8-15 years of experience in procurement, specifically within Real Estate, Commercial Interiors, or Hospitality.

- Material Knowledge: Comprehensive understanding of interior fit-out materials, MEP equipment, and workspace facility requirements.

- ERP Proficiency: Hands-on experience with ERP systems, Tally, and advanced MS Excel for data-driven procurement tracking.

- Commercial Purchase Logic: Mastery of commercial terms, taxation (GST), and logistics management within the Indian real estate landscape.

Preferred Skills:

- Strategic Sourcing: Proven ability to manage multi-city procurement cycles and bulk-buying strategies.

- Relationship Management: Strong networking skills to maintain a reliable and scalable vendor pipeline.

- Conflict Resolution: Ability to resolve supply chain disruptions and vendor disputes with high diplomacy.
