Role & Responsibilities:
Property Management:
- Manage relationships with property managers, landlords, and other external partners.
- Ensure compliance with local, state, and federal regulations related to real estate and property management.
Financial Management:
- Prepare and manage budgets for real estate projects, ensuring cost-effective and timely completion.
- Analyse financial performance of real estate assets and make recommendations for improvement.
- Negotiate lease terms and agreements to secure favorable conditions for the company.
Site Selection and Acquisition:
- Lead site selection process for new retail locations, considering factors such as demographics, traffic patterns, and competitive landscape.
- Conduct due diligence and feasibility studies for potential acquisitions and leases.
- Coordinate with legal, finance, and other departments to execute real estate transactions.
Project Management:
- Oversee development and construction projects, ensuring they are completed on time, within budget, and to company standards.
- Coordinate with architects, contractors, and other professionals to manage project timelines and deliverables.
- Address any issues or challenges that arise during the development process.
Strategic Planning and Development:
- Assist in developing and implementing the company's real estate strategy in alignment with business goals.
- Conduct market research and analysis to identify potential locations for new retail outlets.
- Develop and manage a pipeline of real estate opportunities, including acquisitions, leases, and dispositions.
- Collaborate with senior management to establish long-term real estate plans and objectives.
Team Leadership and Collaboration:
- Lead and mentor a team of real estate professionals, fostering a collaborative and high-performance culture.
- Work cross-functionally with other departments, including operations, finance, and marketing, to support overall business objectives.
- Provide regular reports and updates to senior management on real estate activities and performance
Education and required Experience:
- Degree in Real Estate, Business Administration, Finance, or a related field; MBA or other advanced degree preferred.
- Minimum of 10+ years of experience in real estate, with a focus on retail properties.
- Proven track record of successfully managing real estate transactions, including acquisitions, leases, and development projects.
- Strong financial acumen and experience with budgeting and financial analysis.
- Excellent negotiation, communication, and interpersonal skills.
- Ability to manage multiple projects simultaneously and meet deadlines.
- Proficiency in real estate management software and Microsoft Office Suite.
- Knowledge of local, state, and federal real estate regulations.
- Willingness to travel as required
