Vice President - Residential Projects

Role Objective:

Own end-to-end execution of all on-ground projects. Deliver on time, within cost, and at defined quality benchmarks. If projects slip, this role is accountable-no excuses, no blame shifting to contractors.

Key Responsibilities:

1. End-to-End Project Execution

- Drive execution of multiple residential projects (villas, layouts, apartments) from mobilization to handover

- Ensure strict adherence to project timelines, budgets, and quality standards

- Set up execution strategy including phasing, contractor allocation, and resource planning

2. Site Leadership & Governance

- Lead project teams across sites (Project Managers, Engineers, QA/QC, Safety)

- Establish strong site-level governance cadence (daily/weekly reviews, dashboards)

- Intervene early on delays

3. Contractor & Vendor Management

- Finalize, onboard, and manage contractors/vendors

- Track contractor productivity, billing, and performance

4. Cost & Budget Control

- Own project budgets and ensure zero uncontrolled cost overruns

- Work closely with QS/Commercial teams for cost tracking and value engineering

- Identify cost optimization opportunities without compromising quality

5. Quality & Compliance

- Enforce quality benchmarks across all sites (RCC, finishing, infrastructure)

- Ensure compliance with statutory norms, approvals, and safety standards

- Drive zero-compromise culture on safety

6. Planning & Monitoring

- Implement robust project planning tools (Primavera/MS Project or equivalent)

- Track milestones, critical path, and slippages

7. Cross-Functional Coordination

Work with:

- Design/Architects - ensure drawings are execution-ready

- Procurement - ensure material availability

- Sales/CRM - align with possession timelines

8. Handover & Closure

- Ensure timely project completion and handover with minimal snags

- Drive closure of defects and customer complaints post-handover
