Description: Vice President Project Development

Direct Reports: Construction, Planning, Contracts, Procurement, Design, Quality, HSE & Facility Management departments

Educational Qualification:

- B. E (Civil); Masters in Project Management would be preferred

- Professional certifications/associations like PMI, FRICS/MRICS, PMP, LEED, etc. are a plus.

Experience:

- Minimum 17 Years of experience in real estate development and construction of residential towers, with at least 5-7 years in a leadership role would be ideal

Brief role:

The role would be to timely deliver the projects from Design to Construction phase to handing over to the end user by maintaining and monitoring master schedule and ensuring that the set timelines / milestones are met. Also provide any critical decisions as required for completion of project

Roles & Responsibilities:

- Responsible for driving the Design Department for creating the master design with respect to elevations, layouts, aesthetics etc.

- Provide design inputs, briefs, recommendations to Design Architects to ensure that the design is as per requirement and desired standards

- Coordinate the design for preliminary design to GFC drawings, including CSD and other related works.

- Arranging with PMC and project team for schedule coordination with main contractors and sub-contractors / suppliers for on-site work

- Review the Master Schedule for projects coordination with Design Consultants, Contractors, MEP team, Projects Team etc. set targets & milestones and to ensure timely delivery of project aspects from starting stage to final project handing over

- Review & evaluate the commercial terms & conditions for tenders, work orders, materials etc. in alignment with the design specifications and provide value engineering inputs to ensure that cost & time estimates are as per the overall project requirements and as per company's set targets and propose to Management for approval

- Provide site work direction to consultants, internal departments like Design, Contracts & Procurement, Civil, MEP, contractors etc. with regards to any problem regarding the project and obtaining critical decision within set timeframe to ensure timely delivery of all aspects of projects

- Monitor weekly / monthly meetings to highlight inter-dependencies in work schedule and advance planning in terms of resources required for achieving targets / milestones as per original schedule and areas of concern

- Review various works with regards to timelines / forthcoming activities planned, approvals for timely sourcing of resources to avoid delay in work schedule etc. and identify gaps / deviations from original schedule.

- Provide timely interventions / critical decisions to ensure that the work is not hampered / delayed.

- Manage and organize materials and equipment direct purchases to be in line with construction progress and requirements.

- Ensure value engineering to reduce cost / time without compromising on the desired quality of the project.

- Final certifications of contractors / consultants bills as per work executed & as per contract terms

4. Sound Knowledge of all IS Codes, Contracts, Quality Management & prevailing terms & conditions

Mandatory Requisites:

- Turnover of the present company should be 2500 3000 Crs.

- Should have at least 8 years experience in the previous two jobs

- Must have completed the project from design to handover stage and commissioning (Minimum one project)

40 storey residential building which includes:

1. Warm shell completion (HVAC, marble flooring, imported CP sanitary ware, imported kitchen etc.

2. Min sales price of Rs 40,000 psft on saleable area

3. Min area of apartments - 3 BHK - 1500-1700 sqft carpet area; 4 BHK - 2400+ sqft on carpet area

- Presently and for the last 7 yrs. has head the Project Management & Construction departments reporting to you - Construction, Planning, Contracts (negotiated and signed contracts with International General Contractors (GC), National GCs, and International PQS), Procurement, Design & Architecture (Interior designers, architects), Quality, HSE and Facility Management.

- Worked with international Architects & Consultants, should have completed Concept Design, Schematic Design, Detailed Design and GFC for a minimum 40 storey residential tower or hotel

- Have negotiated and appointed international consultants Structural, Fa- ade, MEP, Landscape, Acoustic, Lighting
