VP Land Acquisition
Location: Kolkata
R3 is hiring a Vice President - Land Acquisition to lead strategic land sourcing and acquisition for large-scale residential, commercial, and township developments.
This is a leadership mandate for someone who can independently identify, negotiate, structure, and close complex land transactions while building a strong development pipeline.
What You'll Do:
- Build and execute the company's land acquisition strategy, identifying and acquiring strategically located land parcels for residential, commercial, and township projects.
- Develop a robust pipeline of acquisition opportunities across key markets and emerging growth corridors.
- Source on-market and off-market land opportunities through relationships with landowners, brokers, aggregators, consultants, institutional partners, and government authorities.
- Represent the organization in negotiations with external stakeholders and regulatory bodies.
- Lead end-to-end execution of transactions Outright Purchase, Joint Development, Joint Venture, Development Management Agreements, and other land monetization structures.
- Independently negotiate commercial terms and drive deals to closure.
- Assess market potential, pricing, and development viability; prepare investment proposals and business cases for leadership approval.
- Recommend transaction structures that maximize profitability and minimize risk.
- Collaborate with Legal, Finance, Technical, Liaison, and Project teams on due diligence, title verification, regulatory approvals, and compliance.
- Track land pricing, competitor activity, infrastructure development, and policy changes; advise leadership on investment and expansion opportunities.
What You Bring:
- 12-20 years in Land Acquisition, Land Aggregation, Real Estate Business Development, or Strategic Land Investments.
- Proven track record of independently sourcing, negotiating, structuring, and closing multiple high-value land transactions.
- Strong expertise across land sourcing, commercial evaluation, financial feasibility, deal structuring, due diligence, title verification, regulatory approvals, and contract negotiation.
- Extensive network across landowners, brokers, aggregators, consultants, government authorities, and financial institutions.
- Strong commercial acumen, negotiation, and stakeholder management skills; ability to influence senior leadership.
