Role Overview:

The VP - Technical Head / Property Manager will be responsible for end-to-end technical, engineering, and property management operations of large real estate portfolios. The role ensures smooth operations, statutory compliance, cost optimization, asset life-cycle management, and high service standards across properties.

Key Responsibilities:

- Overall ownership of technical and engineering operations (MEP, HVAC, Electrical, Fire & Safety, Plumbing, STP/ETP).

- Lead preventive, predictive, and breakdown maintenance across all assets.

- Ensure statutory and regulatory compliance (Fire NOC, Electrical Inspectorate, Lifts, Pollution Control, SEZ/STPI where applicable).

- Manage CAPEX and OPEX budgets; drive cost optimization and value engineering initiatives.

- Oversee AMC contracts, vendor selection, negotiations, SLAs, and performance management.

- Lead energy management, sustainability, ESG, and green initiatives.

- Handle technical audits, safety audits, and risk mitigation.

- Manage new project handovers, fit-outs, snag closure, and transition to operations.

- Lead, mentor, and develop engineering and facility management teams.

- Coordinate with leasing, finance, operations, and senior stakeholders.

- Ensure high service delivery standards and client satisfaction.

- 18+ years of experience in technical operations / property management

- Exposure to large commercial, IT parks, campuses, malls, or mixed-use assets

- Experience in handling multi-site portfolios
