We are seeking an accomplished Corporate Real Estate (CRE) leader to own the strategic management and expansion of our company's global real estate portfolio, across India, Asia Pacific (APAC), and the Middle East & Africa (EMEA). This is a high-impact, high-visibility role focused on portfolio strategy, acquisitions, transactions, and landlord relations, directly influencing our corporate footprint and operational efficiency.
Key Responsibilities:
- Portfolio Strategy & Management: Develop and execute a comprehensive CRE strategy for the APAC & EMEA regions. Manage the entire corporate real estate footprint with a focus on optimizing space, cost, and functionality.
- Transaction Management: Lead end-to-end real estate transactions including:
- Acquisitions: New site selection, due diligence, and financial analysis for corporate offices
- Lease Events: Negotiate and manage renewals, expansions, contractions, and dispositions.
- Financial Analysis: Build robust business cases, conduct cost-benefit analyses (CBA), and create presentations to secure senior leadership approval for real estate initiatives.
- Stakeholder & Vendor Management:
- Act as the primary point of contact and trusted advisor for senior business stakeholders.
- Manage relationships with third-party service providers internal partners, and landlords.
- Regional Oversight: Provide strategic direction and oversight for all real estate activities in the designated regions (APAC & EMEA), ensuring alignment with global standards and local requirements.
- Team Leadership: Manage and guide a team of third-party real estate managers and resources to deliver on portfolio objectives.
Candidate Profile: Experience & Background:
- Experience: 13 - 15 years of progressive experience in Corporate Real Estate, specifically on the occupier/tenant side. Experience must be within large multinational corporations, Technology GCCs, BFSI, or Insurance sectors is highly preferred.
- Background: Ideal career trajectory includes starting in international property consultancy firms, corporate real estate consultancies, or in-house roles within large captives or third-party BPOs.
- Portfolio Expertise: Proven track record in managing a diverse corporate portfolio (office space). Experience with retail leases is not relevant. Must be adept at handling everything from medium-sized offices to large campus-style facilities.
Education & Skills:
- Education: Minimum requirement is a Bachelor's degree. An MBA or relevant postgraduate qualification is a plus.
- Communication Skills: Exceptional (10/10) communication and articulation skills are mandatory. The role requires the ability to influence senior stakeholders, negotiate complex deals, and present strategies clearly and convincingly.
- Strategic Acumen: Demonstrated ability to formulate real estate strategy, write executive-level proposals, and drive decisions based on data and analysis.
