Reporting To: Director of Marketing

About the role:
The organization is seeking a highly analytical and results-driven Performance Marketing Lead to drive digital acquisition, brand visibility, and lead generation for the Offices business. The role requires full ownership of the performance marketing funnel-from strategy and planning to execution, optimization, and reporting-with a strong focus on generating high-quality leads for commercial real estate assets, enhancing tenant conversions, and strengthening overall brand presence.
Key Responsibilities:
1. Strategy & Planning:
- Develop and own the performance marketing strategy for the office assets portfolio across markets.
- Plan integrated digital campaigns aligned with business objectives: lead generation, leasing pipeline growth, brand awareness, and investor interest.
- Define channel mix, budget allocation, targeting strategy, and KPIs for all campaigns.
2. Campaign Execution & Optimization:
- Run multi-channel performance campaigns across Google Ads, Meta, LinkedIn, Programmatic, and relevant B2B real estate platforms.
- Lead full-funnel campaign setup including keyword planning, audience segmentation, landing page strategy, A/B testing, and conversion tracking.
- Continuously optimize campaigns for cost efficiency (CPL, CPA), quality score, and lead-toopportunity conversion.
3. Data, Analytics & Reporting:
- Build dashboards and tracking frameworks using GA4, CRM integrations, and campaign analytics tools.
- Provide actionable insights to leasing, sales, and leadership teams.
- Measure ROI, channel contribution, and incrementality across digital campaigns.
4. Collaboration & Cross-Functional Alignment:
- Work closely with leasing, sales, brand, and digital product teams to ensure consistent messaging and efficient lead flow.
- Collaborate with creative and content teams to refine ad copy, visual assets, and landing page performance.
- Coordinate with external agencies, martech partners, and digital vendors.
5. Martech & Automation:
- Drive marketing automation initiatives including lead scoring, nurturing workflows, and drip campaigns.
- Ensure CRM hygiene, proper lead routing, and effective integration with sales processes.
- Evaluate and onboard digital tools for analytics, automation, and performance optimization.
Qualifications & Experience:
- 6-10 years of experience in performance marketing, preferably in real estate, B2B, premium lifestyle, or large-scale service sectors.
- Proven experience in lead generation and full-funnel performance optimization.
- Strong command of Google Ads, Meta Business Suite, LinkedIn Campaign Manager, GA4, and CRM systems (Salesforce, HubSpot, etc.).
- Experience managing multi-crore annual digital budgets.
- High analytical capability with proficiency in Excel, Looker Studio, Power BI, or similar tools.
- Strong communication and stakeholder management skills.
