Tribeca Developers - Project Director - IIM/IIT/ISB/MDI/FMS

Responsibilities:

The role will be responsible for driving and owning the entire project life cycle from design, construction, and project costs.

The incumbent will be responsible for overall profitability, construction milestones, customer management & NPS, and quality of the project.

The resource would be required to manage a cross-functional team & must be well versed with the overall value chain in the Real Estate Industry (Land Acquisition to Project Delivery).

P&L Ownership:

- Asset Management to preserve or enhance project profitability and returns.

- Financial Modelling, Analysis.

- AOP Planning to preserve business plan.

- Day to day management of the site.

- Execution of project as per Business Plan.

- Risk Management.

1. Flagging & resolving risks to project returns during Pre-Construction Phase & Under Construction stage.

2. To evaluate and provide mitigation mechanism and proactively highlighting critical risks and proposing recommendation/options to the management for way forward.

People Management:

- Defines and sets work objectives/Goals for team members in line with the AOP.

- Reviews tasks completed by team members and conduct regular performance reviews.

- Completes performance appraisals & people related processes of team.

- Carries out team building & engagement activities.

- Strong construction team management experience is essential.

Process Adherence & Improvement:

- Identifies processes/procedures in own work area that need improvement.

- Recommends process improvement ideas to streamline efficiency/costs/productivity.

- Undertakes process improvement activities in own work area.

- Complies with company defined guidelines and processes.

- Adheres to project timelines.

Qualification And Experience:

- BE & MBA from Tier I Institutes.

- 15+ years of work experience in Real Estate organizations.

Desired Skills:

- Business Acumen: Strong understanding of critical decisions that impact P&L and Cashflows.

- Exposure in Financial Modelling & Preparing of Annual Business Plan.

- Cross Functional Exposure.

- Construction Execution and Team Management Experience.

- Site Management Experience.

- Project Management: PCP exposure.

- Customer Experience Management.

- Understanding of Sales & Marketing Systems & Processes.
