Role Overview:

- We are seeking an experienced Technical Manager - Residential Projects to lead and manage end-to-end technical execution of large-scale residential developments.

- The role requires strong on-site expertise, deep understanding of construction methodologies, quality control, and coordination with multiple stakeholders to ensure timely, cost-effective, and high-quality project delivery.

- The ideal candidate will bring hands-on experience in managing residential construction projects, ensuring adherence to design specifications, safety standards, and regulatory compliance.

Key Responsibilities & KRAs:

Project Planning & Execution:

- Oversee end-to-end technical execution of residential projects from foundation to handover

- Review project drawings, specifications, BOQs, and ensure alignment with execution plans

- Plan construction activities, methodologies, and sequencing to meet project timelines

- Monitor daily site activities and ensure work progress as per approved schedules

Quality Management:

- Ensure compliance with quality standards, specifications, and construction best practices

- Conduct regular quality inspections and audits across civil, finishing, and MEP works

- Coordinate with QA/QC teams to close NCRs and ensure defect-free execution

- Ensure quality benchmarks for materials, workmanship, and finishes

Cost & Budget Control:

- Monitor project costs and material consumption against approved budgets

- Support cost optimization initiatives without compromising quality

- Validate contractor bills, measurements, and RA bills in coordination with QS teams

Contractor & Vendor Management:

- Coordinate and manage civil, finishing, and MEP contractors

- Ensure contractors adhere to scope, timelines, safety, and quality requirements

- Resolve on-site technical issues and execution challenges proactively

- Participate in contractor evaluations and performance reviews

Design Coordination & Engineering Support:

- Coordinate with architects, structural consultants, and MEP consultants

- Resolve drawing discrepancies, RFIs, and technical clarifications

- Ensure implementation of latest approved drawings and revisions at site

Safety & Compliance:

- Ensure strict adherence to safety norms, statutory regulations, and site safety protocols

- Promote a safety-first culture at site and support safety audits

- Ensure compliance with local building codes, approvals, and regulatory requirements

Stakeholder Management:

- Coordinate with internal teams including Planning, QS, Quality, Safety, and CRM

- Provide regular project updates to senior management

- Support handover and snag closure processes during project completion

Required Skills & Competencies:

Technical Skills:

- Strong knowledge of RCC, finishing works, construction methodologies, and residential building systems

- Hands-on experience in managing large residential housing projects

- Proficiency in reading and interpreting construction drawings and BOQs

- Knowledge of IS codes, safety regulations, and construction standards
