Role Title: Head - Risk Collateral
Reports to: Chief Risk Officer
Job Purpose
To design, administer, and govern the collateral policy and technical risk framework across the company's retail and commercial lending businesses, covering Home Loans (HL), Loan Against Property (LAP), Lease Rental Discounting (LRD), Construction Finance (CF) and allied products. The role ensures consistent risk standards across geographies, products, and borrower segments through strong policy formulation, valuation governance, approval frameworks, audit oversight, and technology-driven monitoring.
Key Responsibilities
Collateral Policy Design & Governance
- Design and implement collateral policy for retail and commercial businesses.
- Define properties to fund / not fund and product- and geography-wise LTV norms.
- Develop scorecards, developer rating models, and APF frameworks.
- Incorporate local by-laws, municipal regulations, and government rules.
- Define acceptable and non-acceptable deviations aligned to laws and local practices.
Multi-Product & Segment Coverage
- Home Loans - Builder Purchase and Resale
- Loan Against Property (Residential and Commercial)
- Lease Rental Discounting (LRD)
- Construction Finance / Developer Finance
- Prime, Near Prime, Affordable, Rural, and Commercial segments
Valuation & Technical Risk Expertise
- Expertise in valuation methodologies for residential, commercial, retail, warehouse and industrial properties.
- Ability to assess valuation nuances based on location, micro-market, developer pedigree and project viability.
- Understanding of valuation differences across HL, LAP, CF, LRD and Inventory Finance products.
Construction Finance & Developer Oversight
- Deep understanding of developer ecosystem and funding structures.
- Exposure to developer rating, APF approvals, and CF/LRD exposure structuring.
- Oversight of construction milestones, sales velocity, and escrow frameworks.
Central Controllership, Audit & Monitoring
- Maintain central controllership over collateral policy implementation.
- Conduct audits and through-the-door monitoring at branch level.
- Identify deviations and drive corrective actions.
- Support internal, external and regulatory audits.
Technology Enablement
- Strong technology orientation to centralize monitoring processes.
- Design dashboards, approval workflows, and early warning indicators.
- Work with IT and analytics teams to embed policy controls into systems.
Experience & Qualifications
- 12-20 years of experience in Banks, HFCs, or large NBFCs.
- Mandatory multi-geography, multi-business exposure.
- Experience in both field-based and head-office policy roles.
- Educational background in Civil Engineering / Architecture / Finance; MBA preferred.
