The Opportunity:

We are looking for a strong real estate investment professional to work directly with the Principal across underwriting, transaction execution, portfolio management, and fundraising.

This is not simply a modeling role. You will be involved in evaluating opportunities, structuring investments, managing due diligence, preparing investment materials, and helping manage the portfolio.

The ideal candidate will eventually be able to independently evaluate opportunities, identify risks, make recommendations, and manage transactions with limited supervision.

Strong real estate investment, underwriting, and transaction experience is the primary requirement. Real estate lending/private credit experience is a plus, but not required.

What You'll Do:

Investment & Underwriting:

- Underwrite U.S. real estate investments across multifamily, residential, industrial, office, mixed-use and other property types.

- Analyze debt and equity opportunities, including bridge, construction, senior, mezzanine, preferred equity and common equity.

- Build and review financial models, including cash flows, valuation, leverage, returns and sensitivities.

- Analyze financial statements, rent rolls, budgets, appraisals, market data and sponsor information.

- Evaluate leverage, collateral, sponsor strength, exit assumptions and overall risk/return.

Transaction Execution:

- Manage transactions from initial opportunity through closing.

- Coordinate due diligence with borrowers, brokers, attorneys, appraisers, title companies and other parties.

- Review transaction and borrower documentation.

- Conduct market and comparable-property research.

- Prepare Investment Committee memoranda and presentations.

- Track transaction milestones and resolve issues.

- Communicate directly with U.S.-based borrowers, brokers, lenders and other counterparties.

Portfolio Management:

- Monitor the existing loan and investment portfolio.

- Track maturities, payments, budgets and other portfolio requirements.

- Monitor construction budgets and draws.

- Review borrower reporting and financial performance.

- Identify potential problems and recommend solutions.

- Prepare internal and investor-facing reporting.

Fundraising & Investor Support:

- Assist with investor reporting and fund materials.

- Prepare presentations and investment updates.

- Support capital raising from family offices, institutions and other investors.

- Analyze fund performance and portfolio metrics.

- Assist with investor communications and due diligence.

What We Care About Most:

We are looking for someone who is: a strong real estate investor and underwriter, analytical and intellectually curious, able to form independent investment opinions, comfortable making recommendations, not just presenting data, extremely detail-oriented, commercially minded, comfortable working directly with senior management, able to work independently with limited supervision, willing to take ownership of transactions from beginning to end, and interested in learning across debt, equity and structured investments.

Most importantly, we want someone who can work closely with the Founding Principal, learn how we approach investments, challenge assumptions when appropriate, and eventually operate with substantial independence.

Qualifications:

- 2 to 8 years of experience in real estate investment, REPE, investment banking, private credit, or a related field.

- Strong underwriting and transaction experience is required.

- U.S. real estate experience is preferred but not required.

- Experience in real estate lending/private credit is a plus, but not required.

- Candidates with strong underwriting experience in other sophisticated markets, including the UK, Europe or GCC, are encouraged to apply.

- Strong understanding of real estate financial statements, cash flows and valuation.

- Advanced Excel skills, including financial modeling, sensitivities and scenario analysis.

- Strong PowerPoint skills.

- Excellent written and spoken English.

- Ability to communicate directly with U.S.-based borrowers, lenders, investors and counterparties.

- Strong attention to detail and ability to manage multiple transactions.

We understand that strong real estate underwriting fundamentals are transferable across markets. We will teach the U.S.-specific aspects of the business where necessary.

We recognize that no two candidates are alike. Talent comes in many forms and from many different backgrounds, and we believe that hard work, initiative, and a willingness to learn can be just as important as prior experience.

If you believe your qualifications or experience do not fully meet the requirements outlined above, but you strongly believe you have the ability to succeed in this role, we encourage you to tell us why. In your cover letter, please explain how your skills, experience, work ethic, and approach to learning would enable you to successfully perform the responsibilities of the position.

What We Offer:

- Significant responsibility and ownership from day one.

- Direct access to the Founding Principal.

- Opportunity to participate in transactions from sourcing through closing and portfolio management.

- Opportunity to grow into a senior investment role as the business expands.

- Independent Contractor arrangement for the first 6 months, with a path to full-time employment and benefits.

- A lean environment where strong performers can take on responsibility quickly.

How to Apply:

Please submit:

- CV/resume in PDF format.

- Brief cover letter maximum 500 words.

- Expected monthly compensation in INR.

Your cover letter should address:

- Your real estate underwriting experience, including markets and property types.

- Your experience with real estate investment, debt, private credit, REPE, mezzanine, preferred equity or other structured investments.

- One transaction you personally underwrote or worked on that demonstrates your investment judgment.

- Your experience working with senior investment professionals, borrowers, lenders or investors.

- Your preferred working hours and confirmation that you can consistently work the required New York hours.

- Your expected monthly compensation.

- Why this opportunity interests you.
