Role Overview
We are seeking a Facilities Manager with proven experience in managing operations within a Special Economic Zone (SEZ). The role involves overseeing end-to-end facility management, ensuring SEZ-specific compliance, maintaining infrastructure standards, managing vendors, and driving cost-efficient operations. The ideal candidate will ensure a safe, compliant, and productive work environment aligned with organizational and statutory requirements.
Key Responsibilities:
SEZ Compliance & Liaison:
- Ensure adherence to SEZ Act, Rules, and all statutory and operational compliance requirements.
- Liaise with SEZ authorities, Customs officials, and local government bodies for approvals, renewals, and documentation.
- Maintain SEZ-related documentation including bonded asset registers, NFE calculations, Softex submissions, etc.
- Facilitate movement of goods, materials, and IT assets in/out of SEZ premises in accordance with SEZ norms.
Facilities Operations:
- Oversee day-to-day facility operations such as housekeeping, security, pantry, transport, mailroom, pest control, reception, and general maintenance.
- Monitor energy consumption and ensure preventive maintenance of all critical systems (HVAC, DG sets, lifts, etc.).
- Manage AMCs, SLAs, and vendor performance for all facility-related services.
- Drive sustainability and energy-efficiency initiatives to optimize operational costs.
Safety, Health & Environment:
- Ensure full compliance with fire safety, occupational health, and EHS regulations.
- Conduct regular safety audits, risk assessments, and fire drills to maintain a safe work environment.
People & Vendor Management:
- Lead the facility management team and coordinate effectively with external service partners.
- Drive cost optimization, vendor negotiation, and performance reviews to maintain service excellence.
Qualifications & Experience:
- Degree in any discipline (Facility Management certification preferred).
- 8-12 years of experience in facilities management, including 35 years of SEZ facility management.
- Strong knowledge of SEZ rules, EOU/SEZ documentation, and statutory compliance processes.
- Excellent stakeholder management, vendor negotiation, and communication skills.
- Strong organizational abilities with an eye for operational efficiency and compliance.
