The Senior Vice President - Portfolio Management will be responsible for steering the overall performance, value creation, and strategic direction of the Company's portfolio.

The role focuses on optimizing operating income, enhancing asset value, and ensuring long-term sustainability of the Company's portfolio across multiple cities in India.

Pre-requisites:

- Postgraduate degree in Business, Finance, Real Estate, or related discipline.

- 18-25 years of experience in real estate portfolio or asset management, preferably in commercial office / Business Parks.

- Proven track record in managing large-scale operating portfolios (10M+ sq. ft.) with institutional or REIT ownership.

- Strong understanding of leasing, asset valuation, and investment performance metrics.

- Exposure to fund management, investor reporting, and financial structuring is an advantage.

- Strategic and commercial acumen with strong financial discipline.

- Deep understanding of India's commercial real estate market and occupier dynamics.

- Strong analytical, negotiation, and presentation skills.

- Leadership capability to drive cross-functional collaboration.

- Decision-making orientation focused on long-term value creation.

- Formulate and implement portfolio strategies to maximize yield, occupancy, and capital appreciation of Company's assets.

- Track asset-wise performance against approved business plans, ensuring alignment with group and fund objectives.

- Identify opportunities for asset enhancement, redevelopment, or strategic repositioning to drive long-term value.

- Review and analyze key performance indicators such as INPI, leasing velocity, occupancy and retention ratios.

Business Planning & Financial Management:

- Lead annual business planning, budgeting, and forecasting for the portfolio.

- Monitor income, cost, and cash-flow performance, ensuring compliance with investment and operational targets.

- Partner with Finance and Investment teams to support portfolio valuations, refinancing, and fund performance reviews.

- Evaluate ROI on capex projects and ensure prudent utilization of funds for asset upgrades and sustainability initiatives.

Market Intelligence & Growth Strategy:

- Track commercial office trends, demand drivers, and occupier behavior to inform leasing and asset strategies.

- Provide portfolio insights for investor and board reporting, highlighting performance, risk, and growth outlook.

Stakeholder Management:

- Collaborate with Business Heads, Project, Property, and Leasing teams to align portfolio goals with operational execution.

- Engage with fund managers, investors, and senior leadership for periodic portfolio reviews and reporting.

- Build strong relationships with key tenants, brokers, and partners to enhance market positioning.

Leadership & Governance:

- Lead a team of asset managers and analysts across various cities to ensure consistent performance delivery.

- Champion ESG and sustainability principles across all assets.
