Role Purpose:

The Manager OHS will drive Occupational Health & Safety across operational assets and act as the OHS subject-matter expert for building operations. The role will provide technical guidance on the Safety Management System (SMS), HSE policy implementation, risk identification, audits, training, incident management, safety inspections, emergency preparedness, contractor/tenant safety and new project handover. The role will work closely with BMS, building operations, project, tenant and other stakeholders to strengthen the safety culture.

Key Responsibilities:

Safety Management System & Governance:

- Provide technical guidance for effective implementation of the Safety Management System (SMS) and HSE Policy.

- Support building teams in implementing organizational and building-level OH&S objectives and plans.

- Attend safety meetings, track action points, monitor implementation and report status to the committee chairperson/management.

- Develop and review safety guidelines, standards, SOPs and training modules with relevant stakeholders.

- Support benchmarking initiatives and identify best practices for implementation.

Training, Awareness & Safety Culture:

- Conduct safety induction training for newly joined employees.

- Conduct regular training on safety standards, procedures and safe work practices.

- Develop safety awareness programs to strengthen safety culture across buildings.

- Guide building SPOCs/teams in identifying training needs and training plans.

- Maintain data of safety trainers and auditors and ensure adequate availability as per plan.

- Drive Safety Week, Fire Week, Road Safety Week and emergency/tactical exercises.

Risk Assessment, JSA & SOP:

- Guide BMS/building teams in identifying health and safety hazards and recommending control measures.

- Participate in preparation and review of Job Safety Analysis (JSA) and SOPs for critical activities.

- Ensure relevant personnel participate in JSA/SOP development.

- Review risk assessments and monitor effective implementation of controls.

Audits & Compliance:

- Support building teams during internal safety and HSE audits.

- Coordinate and conduct internal audits and follow up corrective actions.

- Coordinate and participate in external HSE audits.

- Prepare action plans from audit findings and monitor closure.

- Maintain OH&S records, reports and compliance documentation.

Building Safety Inspections & Operational Safety:

- Conduct regular building/site safety inspections and identify unsafe acts and conditions.

- Recommend corrective and preventive measures and monitor closure.

- Provide regular OHS guidance to BMS and building operations teams.

- Support safe execution of maintenance, engineering, contractor and operational activities.

- Guide teams on PPE requirements and compliance with applicable PPE standards.

Incident & Emergency Management:

- Participate in investigation of incidents, accidents, near misses and other safety events.

- Support root-cause analysis and corrective/preventive actions.

- Participate in emergency preparedness, mock drills and tactical exercises.

- Support fire, evacuation and other emergency response preparedness.

Safety Equipment & Occupational Health:

- Assess and monitor PPE requirements for building/site personnel.

- Guide building teams in selection and procurement of safety equipment and instruments.

- Coordinate with OEM/AMC agencies for noise dosimeters, non-ionization meters, gas analysers and other safety monitoring equipment.

- Monitor implementation, maintenance and availability of safety equipment.

HSE Reporting & MIS:

- Prepare monthly HSE statistics and OH&S plan implementation reports.

- Track safety observations, audit findings, incidents, training and corrective actions.

- Provide management reports highlighting performance, gaps and action status.

New Project Handover & Tenant Fit-Out Safety:

- Participate in safety aspects of handover of new projects/buildings to operations.

- Review user manuals and guide building teams on OHS requirements during handover.

- Coordinate with project teams and tenants during fit-outs to ensure safety standards and SOP compliance.

- Support selection and deployment of safety officers for tenant fit-out activities.

- Monitor permits, SOPs and safe work practices during fit-out and handover.

Candidate Profile:

- 12-18 years of relevant Occupational Health & Safety / EHS / HSE experience.

- Experience in operational commercial buildings, Grade-A office assets, airports, malls, large facilities, hospitality or similar asset environments is highly preferred.

- Building operations and project/handover safety experience will be preferred.

- Strong experience in HSE audits, Safety Management Systems, risk assessment, JSA, SOP development, incident investigation, emergency preparedness and contractor safety.

- Experience in tenant fit-out safety and/or building handover is a strong advantage.

- Strong communication and stakeholder-management skills with the ability to advise building teams.

Education & Certifications:

- Graduate / Engineering degree or equivalent qualification.

- Diploma / Advanced Diploma / Post Graduate qualification in Industrial Safety preferred.

- NEBOSH IGC preferred.

- ISO 45001 Internal / Lead Auditor preferred.

- IOSH certification an advantage.

- Fire & Safety / Occupational Health certifications an advantage.
