Role Summary

The Senior Building Design Architect will be responsible for design management, enhancement, and redevelopment of clients commercial and office portfolio, including Grade A office buildings and business parks. The role focuses on improving asset performance, tenant experience, regulatory compliance, and long term value through thoughtful architectural interventions in live, revenue generating environments.

Key Responsibilities

Commercial Portfolio Design Leadership

- Lead architectural design initiatives across existing commercial and office assets

- Develop design solutions for office fit out upgrades, lobby refurbishments, faade enhancements, common area upgrades, and expansions

- Align all interventions with commercial design standards, leasing strategy, and brand positioning

Design & Technical Oversight

- Prepare and review concept, schematic, detailed, and GFC drawings for brownfield commercial projects

- Ensure office designs meet modern workplace standards, flexibility, efficiency, and tenant requirements

- Oversee BIM coordination and clash management for active office buildings

- Review materials, finishes, faade systems, and retrofit solutions suitable for high end commercial environments

Regulatory & Compliance Management

- Ensure compliance with local bylaws, NBC, fire & life safety norms, accessibility regulations, and green building requirements

- Support statutory approvals for office building modifications, additions, and change of use cases

- Address compliance upgrades driven by updated fire, structural, or environmental regulations

Stakeholder Coordination

- Work closely with Leasing, Projects, Facility Management, ESG, and Asset Management teams

- Coordinate with PMCs, MEP consultants, fire consultants, faade specialists, and contractors

- Participate in client, tenant, and leadership presentations

Execution & Live Asset Support

- Support construction activities within occupied office environments with minimal disruption

- Conduct site inspections to resolve design and execution issues

- Review mock ups, samples, and site quality to maintain premium commercial standards

Value Enhancement & Sustainability

- Identify opportunities for space optimization, workplace modernization, energy efficiency, and sustainability upgrades

- Support LEED / GRIHA / WELL upgrades and retro certification initiatives

- Enhance tenant experience through improved circulation, amenities, and common areas

Team Leadership

- Collaborate with in house architects and review consultant deliverables

- Lead architectural design reviews and governance processes for commercial projects

Required Skills & Competencies

- Strong expertise in commercial office building design and refurbishment

- Thorough understanding of office planning, faade systems, base build and tenant coordination

- Proficiency in AutoCAD, Revit/BIM, SketchUp, Lumion/Enscape, Adobe Suite

- Deep knowledge of Indian building codes and approvals

- Experience working in live, operational office environments

- Excellent stakeholder, consultant, and tenant coordination skills

Preferred Experience

- Experience with Grade A office developments or commercial business parks

- Exposure to large-scale corporate real estate portfolios

- Experience in fire/life safety upgrades and faade retrofits

- Familiarity with tenant fit out guidelines and leasing-driven design changes

Qualifications

- Bachelor's or Master's degree in Architecture

- Registered Architect with Council of Architecture (COA), India

- 10+ years of relevant architectural experience, preferably in commercial real estate
