Role Overview :

We are seeking a dynamic and detail-oriented Senior Business Development & Real Estate Investments to support land acquisition, investment evaluation, and deal execution in Mumbai.

The role requires strong market understanding, financial acumen, and hands-on experience in real estate transactions.

Key Responsibilities :

1. Land Acquisition & Deal Sourcing :

- Identify and evaluate land acquisition opportunities across Mumbai and MMR

- Build relationships with landowners, brokers, developers, and intermediaries

- Lead initial negotiations and support transaction structuring

2. Investment Analysis & Underwriting :

- Conduct financial modeling, feasibility studies, and return analysis (IRR, NPV)

- Evaluate project viability under applicable DCPR regulations and schemes

- Support preparation of investment memos and presentations for internal approvals

3. Regulatory & Technical Understanding :

- Strong working knowledge of Mumbais Development Control & Promotion Regulations (DCPR)

- Assess zoning, FSI potential, approvals, and compliance requirements

4. Deal Execution :

- Coordinate due diligence (legal, technical, financial)

- Work closely with legal teams, consultants, and internal stakeholders

- Assist in documentation, closure, and post-acquisition tracking

5. Stakeholder Management :

- Engage with developers, private equity firms, and debt funds

- Maintain relationships with institutional partners and consultants

Candidate Profile :

- MBA (Finance/Real Estate) or CA

- Seasoned experience in real estate investments, land acquisition, or development

- Prior experience with real estate private equity, developers, or debt funds preferred

- Strong financial modeling and analytical skills

- Deep understanding of Mumbai real estate market dynamics

- Familiarity with DCPR and regulatory frameworks

- Excellent negotiation, communication, and networking skills
