Role Summary:
We are seeking a high-energy, "Result-Driven" Retail Assets Sales Manager to lead our mortgage business in the Chennai region.
In this role, you will be responsible for the end-to-end lifecycle of Home Loans and Loan Against Property (LAP), from lead generation and builder empanelment to final disbursement.
You will act as a strategic "Influencing" leader, managing a team of sales officers while simultaneously handling high-value, complex cases.
Your success will be measured by your ability to navigate the local real estate market, building robust relationships with developers and Direct Selling Agents (DSAs) to ensure consistent business inflow.
The ideal candidate is a "Responsive" problem solver who can balance aggressive sales targets with a strict adherence to credit, legal, and technical compliance standards.
Responsibilities:
- Sales Strategy & Execution: Develop and implement territory-specific sales plans to achieve monthly Home Loan and LAP disbursement targets.
- Multi-Channel Sourcing: Source high-quality business through various channels including bank branches, DSAs, strategic builder tie-ups, and customer referrals.
- Builder & Channel Management: Build and nurture long-term relationships with Tier-1 and Tier-2 builders and developers in Chennai to ensure project approvals and exclusive sourcing rights.
- Team Leadership & Motivation: Manage, train, and mentor a sales team, setting clear KPIs and conducting regular performance reviews to ensure target achievement.
- Complex Case Handling: Personally manage and navigate high-ticket or technically complex mortgage cases, ensuring they meet the bank's risk appetite.
- Cross-Functional Coordination: Collaborate closely with Credit, Legal, Technical, and Operations teams to streamline the loan processing lifecycle and improve TAT (Turnaround Time).
- Portfolio Quality Governance: Monitor early warning signals and control portfolio quality to minimize delinquencies and ensure high "login-to-disbursement" conversion ratios.
- Compliance & Documentation: Ensure 100% adherence to internal credit policies and external regulatory guidelines, maintaining zero-defect documentation for all files.
- Market Intelligence: Track competitor interest rates, product innovations, and market trends in the Chennai real estate sector to provide actionable feedback to the product team.
- MIS & Forecasting: Prepare detailed sales forecasts and MIS reports for regional leadership, tracking logins, sanctions, and disbursement productivity.
- Escalation Management: Serve as the "Responsive" point of contact for resolving customer grievances and partner disputes to maintain brand equity.
Technical Requirements:
- Mortgage Product Mastery: 2-8 years of experience in Retail Assets, with deep technical knowledge of Home Loans, LAP, and Balance Transfer (BT) products.
- Credit & Policy Knowledge: Strong understanding of credit appraisal norms, including income calculation, property valuation methods, and legal search requirements.
- Regional Market Expertise: Deep knowledge of Chennai's geography, major real estate hubs, and localized legal nuances (e.
- Digital Sales Proficiency: Experience in using CRM and Loan Origination Systems (LOS) for real-time lead tracking and file movement.
- Financial Analytics: Ability to calculate and monitor critical metrics such as LTV (Loan to Value), FOIR (Fixed Obligation to Income Ratio), and yield.
