Description:
Job Title: Commercial Director Real Estate.
Location: Hyderabad (Nanakramguda).
Company: Ridhira Group.
Role Purpose:
The Commercial Director Real Estate will be responsible for driving the overall commercial performance of Ridhira Groups real estate portfolio, including villas, high-end residential, hospitality-led developments, and mixed-use projects.
This role will oversee sales strategy, pricing, revenue optimization, contracts, channel partnerships, leasing, and commercial risk management, ensuring maximum profitability and sustainable growth.
Key Responsibilities:
Commercial Strategy & Revenue Management:
- Develop and execute the overall commercial strategy for real estate and hospitality-linked assets.
- Drive revenue maximization across sales, leasing, and monetization of assets.
- Lead pricing strategy, product positioning, and market competitiveness analysis.
- Ensure alignment of commercial plans with project timelines, construction milestones, and launch strategies.
Sales, Leasing & Channel Management:
- Oversee residential sales, luxury villas, plotted developments, and hospitality asset monetization.
- Build and manage channel partner networks, brokers, IPCs, and corporate sales alliances.
- Lead leasing strategy for retail, office, wellness, hospitality, and mixed-use assets.
- Monitor sales velocity, pipeline health, conversion ratios, and absorption rates.
Contracts, Commercial Structuring & Negotiation:
- Lead commercial negotiations with customers, investors, tenants, and strategic partners.
- Oversee term sheets, MoUs, sale agreements, lease deeds, and JV agreements in coordination with Legal.
- Structure JV, JD, revenue-share, lease-back, and long-term monetization models.
- Mitigate commercial and contractual risks while protecting company margins.
Market Intelligence & Feasibility:
- Conduct market research, competitor benchmarking, and demand analysis.
- Evaluate project feasibility, IRR, ROI, absorption, and pricing sensitivity.
- Support land acquisition and new project evaluation from a commercial viability perspective.
Cross-Functional Leadership:
- Work closely with Project, Construction, Finance, Legal, Marketing, and Hospitality teams.
- Ensure seamless coordination between design, product mix, cost, pricing, and revenue goals.
- Support pre-launch, launch, and post-launch commercial planning.
Financial & Performance Management:
- Own commercial budgets, revenue forecasts, cash flow planning, and sales collections.
- Track performance against targets and drive corrective actions.
- Ensure compliance with internal controls, approvals, and governance frameworks.
Key Skills & Competencies:
- Strong expertise in real estate sales, leasing, pricing, and commercial structuring.
- Excellent negotiation, stakeholder management, and deal-closing skills.
- Deep understanding of Hyderabad real estate market and luxury/hospitality-led developments.
- Financial acumen: feasibility analysis, IRR, ROI, cash flow modeling.
- Leadership capability to manage senior sales and commercial teams.
- Strategic thinker with strong execution orientation.
Qualifications & Experience:
- MBA / PGDM in Marketing, Finance, or Real Estate (preferred).
- 15-20+ years of experience in real estate commercial leadership roles.
- Prior experience as Commercial Director / Head Commercial / Sales & Leasing Head.
- Background in large real estate developers, luxury residential, villas, hospitality-linked projects.
- Strong exposure to JV/JD projects and institutional clients is a plus.
