The Head - Business Development will lead the organizations expansion strategy by identifying new opportunities, scouting potential locations, managing property evaluations, and driving end-to-end lease finalization.
This role requires strong market understanding, excellent negotiation skills, deep cross-functional coordination, and the ability to build a robust pipeline aligned with the companys growth objectives.
Qualification & Experience:
- Graduate/MBA preferred
- 10-18+ years of experience in Business Development, Real Estate Expansion, or related fields
- Experience dealing with developers, landlords, and commercial property negotiations
- Prior exposure to retail, F&B, or multi-location expansion preferred
Key Accountabilities:
Opportunity Pipeline & Market Expansion
- Track upcoming developments, new projects, and emerging trade areas to build a strong BD pipeline.
- Conduct continuous market mapping to identify new potential locations and evaluate market potential.
- Survey markets to understand demographic patterns, competition, and catchment feasibility.
Property Evaluation & Financial Assessment
- Prepare detailed property evaluation reports including SOR, ROI analysis, rental outflow, commercial viability, and other comparative metrics.
- Assess feasibility of sites in alignment with business expansion strategy and financial thresholds.
Lease Documentation & Legal Coordination
- Complete, verify, and process all necessary legal documents and forms received from landlords related to rent or lease agreements.
- Ensure timely closure of agreements by following up closely with legal teams and property owners.
- Maintain accurate documentation for audit and compliance.
Cross-functional Coordination
- Liaise between landlords and internal departments such as Accounts, Legal, Projects, and Store Operations to ensure smooth execution of expansion projects.
- Coordinate on licenses, load requirements, landlord scope of responsibilities, and project handovers.
Stakeholder & Relationship Management
- Build and maintain strong relationships with landlords, developers, IPCs, brokers, and other market stakeholders.
- Negotiate commercial terms, rentals, and agreement clauses to secure the best possible value for the company.
Project Monitoring & Timely Execution
- Track progress of each property deal from identification to agreement signing to handover.
- Ensure timely internal approvals, documentation flow, and milestone closure
