Role Overview:

We are seeking a highly motivated and experienced Real Estate Acquisitions professional to join our dynamic Investments team in Mumbai. In this role, you will be responsible for sourcing, evaluating, and executing real estate investment opportunities across various asset classes. You will work closely with senior management, legal counsel, and external advisors to conduct thorough due diligence, develop financial models, and negotiate deal terms.

Key Responsibilities:

- Source and identify potential real estate investment opportunities that align with the company's investment strategy, ensuring a robust pipeline of deals.

- Conduct comprehensive due diligence on target properties, including financial analysis, market research, and legal reviews, to assess risks and opportunities.

- Develop and maintain sophisticated financial models to evaluate investment returns, sensitivities, and potential exit strategies, providing critical insights for decision-making.

- Prepare investment memorandums and presentations for senior management and investment committees, clearly articulating the investment rationale and potential risks.

- Negotiate deal terms and legal documentation with sellers, brokers, and other stakeholders, ensuring favorable outcomes for the company.

- Manage the deal execution process from initial offer to closing, coordinating with internal teams and external advisors to ensure timely and efficient completion.

- Monitor the performance of existing investments and identify opportunities to enhance value through asset management initiatives, contributing to overall portfolio performance.

- Stay abreast of market trends, competitor activities, and regulatory changes in the real estate industry, providing valuable market intelligence to the investment team.

Required Skillset:

- Demonstrated ability to conduct rigorous financial analysis and valuation of real estate assets, including discounted cash flow analysis, comparable sales analysis, and replacement cost analysis.

- Proven expertise in developing and utilizing complex financial models to evaluate investment opportunities and assess risk.

- Strong negotiation skills with a track record of successfully closing real estate transactions.

- Excellent communication and presentation skills, with the ability to effectively convey complex information to senior management and investment committees.

- Deep understanding of real estate investment principles, market dynamics, and legal considerations.

- Experience in conducting due diligence, including financial, legal, and environmental reviews.

- Ability to work independently and as part of a team in a fast-paced, demanding environment.

Education:

- Bachelor's degree in Finance, Real Estate, or a related field

- MBA or Master's degree preferred.

- 8-10 years of experience in real estate acquisitions, private equity, or investment banking, preferably with a focus on the Indian real estate market.
