Role Overview:

The Manager / Senior Manager Business Development role at Puranik Builders Ltd is a pivotal position responsible for identifying and pursuing new business opportunities to drive growth and expansion within the Thane, Mumbai, and Navi Mumbai regions. This role involves working closely with internal teams, including sales, marketing, and finance, as well as external stakeholders such as landowners, investors, and consultants. The successful candidate will play a key role in shaping the company's future by securing new projects and partnerships that align with its strategic objectives.

Key Responsibilities:

- Identify and evaluate potential land acquisitions and joint venture opportunities within the designated region to expand the company's project pipeline.

- Conduct thorough market research and feasibility studies to assess the viability of new projects and identify emerging trends in the real estate market.

- Develop and maintain strong relationships with landowners, investors, brokers, and other key stakeholders to facilitate deal sourcing and negotiation.

- Lead the negotiation of land acquisition terms, joint venture agreements, and other business development deals to ensure favorable outcomes for the company.

- Prepare and present business proposals, financial models, and investment recommendations to senior management for review and approval.

- Collaborate with internal teams to ensure seamless execution of business development initiatives, from due diligence to project launch.

- Monitor and analyze competitor activities and market dynamics to identify opportunities and threats, and adjust strategies accordingly.

- Track and report on key performance indicators (KPIs) related to business development activities, such as deal pipeline, conversion rates, and revenue generation.

Required Skillset:

- Demonstrated ability to identify, evaluate, and negotiate real estate deals, including land acquisitions and joint ventures.

- Strong understanding of the real estate market dynamics, regulatory environment, and financial principles.

- Excellent interpersonal, communication, and presentation skills, with the ability to build rapport and influence stakeholders at all levels.

- Proven ability to work independently and collaboratively in a fast-paced, dynamic environment.

- Strong analytical and problem-solving skills, with the ability to interpret data and make informed decisions.

- Adaptability to work on-site in Thane, Mumbai, and Navi Mumbai.
