Role Overview:

The Head of Pre-Engineering oversees the critical lifecycle of project development, from initial estimation and budgeting to final contract execution and billing. This leadership role acts as the central pivot between design, procurement, and site execution teams, ensuring that all projects remain financially viable and operationally efficient. You will work closely with senior leadership, external vendors, and internal project managers to mitigate risks, optimize costs, and ensure that procurement and contracting strategies align with the company's aggressive growth targets in the real estate sector.

Key Responsibilities:

- Lead the end-to-end estimation and budgeting process for large-scale residential and commercial projects to ensure accurate cost forecasting and project profitability.

- Oversee the entire contract management lifecycle, including drafting, negotiation, and administration, to protect the company's commercial interests.

- Direct the procurement strategy by identifying and onboarding high-quality vendors, ensuring competitive pricing and timely delivery of materials.

- Manage the billing and certification process for contractors and suppliers, maintaining strict adherence to project milestones and financial compliance.

- Implement robust cost control mechanisms across all engineering operations to identify variances and execute corrective actions before they impact the bottom line.

- Coordinate with cross-functional teams to streamline planning and scheduling, ensuring that procurement timelines are synchronized with site execution requirements.

- Drive vendor management initiatives to build long-term partnerships that enhance supply chain reliability and quality standards.

Required Skillset:

- Demonstrated expertise in managing complex engineering operations, with a proven ability to oversee large-scale construction budgets and procurement cycles.

- Strong analytical capabilities in cost control and financial planning, with the ability to interpret technical drawings and specifications for accurate estimation.

- Exceptional negotiation and interpersonal skills required to manage high-stakes contracts and maintain productive relationships with diverse stakeholders and vendors.

- Ability to lead and mentor large teams, fostering a culture of accountability and operational excellence within the pre-engineering department.

- Proficiency in project management software and construction ERP systems to track progress, billing, and resource allocation effectively.

- A degree in Civil Engineering or a related field, complemented by 15 - 25 years of extensive experience in the real estate or construction industry.

- High degree of adaptability to an on-site work environment, with the ability to travel across project locations in Thane, Mumbai, and Navi Mumbai as required.
