Reporting To : Managing Director / CEO / COO

Job Purpose:

To lead and oversee end-to-end execution of residential, commercial, mixed-use, and hospitality projects, ensuring timely completion within budget while maintaining quality, safety, and statutory compliance.

Key Responsibilities:

Project Planning & Execution :

- Lead project execution from mobilization to handover.

- Develop project schedules and monitor milestones.

- Ensure completion of projects as per approved timelines and budgets.

- Coordinate with consultants, architects, contractors, and internal stakeholders.

Construction Management :

- Monitor site activities and ensure adherence to construction schedules.

- Review and approve work methodologies and project plans.

- Resolve technical and operational issues affecting project progress.

- Ensure quality standards and best construction practices are followed.

Budget & Cost Control :

- Prepare project budgets and monitor expenditures.

- Review BOQs, estimates, contractor bills, and variations.

- Implement cost optimization initiatives without compromising quality.

- Ensure project profitability and effective utilization of resources.

Contractor & Vendor Management :

- Evaluate and appoint contractors and vendors.

- Monitor contractor performance and ensure contractual compliance.

- Conduct regular progress review meetings with contractors and consultants.

- Resolve commercial and execution-related issues.

Statutory Approvals & Compliance :

- Coordinate with government authorities and regulatory bodies.

- Ensure compliance with RERA, BBMP/BDA/BMRDA regulations, fire and environmental norms. Obtain necessary approvals and occupancy certificates.

- Ensure adherence to company policies and legal requirements.

Quality Assurance & Safety :

- Implement quality assurance procedures and safety standards.

- Conduct regular site inspections and audits.

- Ensure compliance with EHS (Environment, Health & Safety) standards.

- Minimize project defects and rework.

Stakeholder Management :

- Liaise with customers, consultants, architects, and external agencies.

- Present project status reports to management.

- Address escalations and ensure customer satisfaction.

Team Leadership :

- Lead project managers, engineers, quantity surveyors, and site teams.

- Provide guidance, mentoring, and performance management.

- Develop a high-performing project team culture.

Educational Qualification :

- B.E./B. Tech in Civil Engineering.

- M. Tech or MBA in Project Management preferred.

- PMP certification will be an added advantage.
