Project Director - Ultra-Luxury Residential Development

Position Snapshot:

Position Title: Project Director

Department: Project Management & P&L

Reporting To: Group CEO

Location: Pune

Grade / Level: Senior Leadership

Team Oversight: Cross-functional project team (Design, Construction, Sales, CRM, Marketing, Collections)

Role Summary:

You will serve as the single point of accountability for Trump Tower Hyderabad - responsible for overall project profitability, design integrity, construction milestones, go-to-market execution, customer management, NPS, and quality of delivery. The incumbent must be well-versed with the complete real estate value chain and will lead a cross-functional team across all project functions, from architect and design coordination through partner management, construction, launch, sales, marketing, CRM, and collections.

This role reports directly to the Regional CEO / Group CEO and carries full P&L ownership, requiring an individual who combines technical depth with strong commercial and brand-stewardship capabilities suited to a flagship, globally branded development.

Roles & Responsibilities:

1. P&L Ownership & Profitability

- Own the project P&L end-to-end - preserving and enhancing project profitability and returns (IRR) through active asset management.

- Drive Annual Operating Plan (AOP) preparation, ensuring the business plan is set with rigour and adhered to across all project phases.

- Conduct financial modelling and scenario analysis to evaluate project economics, given premium specifications and imported/bespoke materials.

- Monitor project cash flows, cost-to-complete, and realization per unit; flag deviations and institute corrective measures proactively.

- Liaise with finance for fund flow management, construction finance drawdowns, and statutory financial compliance.

2. Risk Management

- Proactively identify and flag risks to project returns during the pre-construction and under-construction stages.

- Evaluate risk scenarios, develop mitigation mechanisms, and present structured recommendations to the Regional CEO / Group CEO.

- Monitor regulatory, market, construction, and partner-related risks on an ongoing basis; maintain a live project risk register.

- Ensure early-warning systems are in place for cost overruns, timeline slippages, sales shortfalls, and collection gaps.

3. Architect & Design Management

- Serve as the primary interface with the lead architect and The Trump Organization's design representatives on design intent and brand-compliant specifications.

- Coordinate design across architecture, interiors, facade (signature glass-and-chrome aesthetic), landscape, and MEP consultants.

- Manage design approval cycles and value engineering discussions without diluting brand and quality standards.

- Ensure IGBC Green Building requirements and energy-efficient systems are integrated into the design and execution plan.

4. Design Contractor & Execution Management

- Manage specialised design and fit-out contractors responsible for facades, lobbies, amenities, and luxury interiors.

- Ensure contractor deliverables meet Trump-brand finish standards, specifications, and quality benchmarks.

- Coordinate between design contractors, structural consultants, and MEP teams to prevent execution conflicts on site.

5. Joint Venture & Partner Management

- Serve as Tribeca's primary interface with co-developer Ira Realty and all development management partners for day-to-day functioning and strategic project decisions.

- Manage JV governance - meetings, reporting, approvals, information sharing, and dispute resolution - in line with the JV agreement.

- Track partner obligations, profit-sharing milestones, and contractual commitments; ensure timely compliance on all fronts.

- Build and sustain strong, trust-based relationships with JV partners and The Trump Organization's licensing team.

6. Project Planning & Life Cycle Management

- Drive comprehensive project planning covering master scheduling, phasing strategy, design development, value engineering, and statutory approvals.

- Oversee all construction phases - structure, MEP, finishes, and infrastructure - across the twin 63+ storey towers, ensuring adherence to quality benchmarks, timelines, and cost envelopes.

- Coordinate across architects, PMC, contractors, statutory authorities, and internal stakeholders throughout the project life cycle.

- Ensure all RERA obligations, OC/CC milestones, and regulatory requirements are met without exception.

7. Go-To-Market (GTM), Pre-Launch & Post-Launch Management

- Lead GTM strategy and the pre-launch phase: product finalisation, pricing strategy for the ultra-luxury/HNI-UHNI segment, inventory release planning, and sales collateral readiness.

- Coordinate with marketing for campaign planning, digital outreach, PR, brand experience events, and launch execution consistent with the Trump brand positioning.

- Manage unit mix decisions and offer structuring through the launch window to maximise revenue and absorption.

- Post-launch, sustain sales velocity through active pipeline management, HNI/UHNI client engagement, and periodic pricing reviews.

- Oversee post-possession deliverables including snag rectification, society formation, handover, and customer closure.

8. Sales Health & Revenue Management

- Own the project sales dashboard - tracking bookings, cancellations, inventory ageing, and realization per unit on a weekly basis.

- Analyse sales velocity, channel-wise conversion funnels, and broker/channel partner performance to identify gaps and drive corrective actions.

- Monitor competitive luxury-segment pricing, absorption rates, and market movements; recommend strategic pricing adjustments.

- Achieve and sustain project-level revenue, booking value, collections, and area sold targets across all phases.

9. Marketing Spends, Budgets & ROI

- Own the project-level marketing budget; approve and monitor spends across digital, outdoor, events, CRM campaigns, and channel incentives.

- Track cost-per-lead, cost-per-site-visit, and cost-per-booking across all channels; ensure efficient and ROI-driven spend allocation.

- Review campaign effectiveness and digital performance metrics on a regular basis, aligned to the brand's premium positioning.

10. CRM & Customer Experience

- Oversee the complete customer journey - from booking, documentation, and agreement through construction updates to possession and beyond.

- Ensure timely, accurate, and proactive communication with HNI/UHNI customers at every milestone; resolve escalations with speed and empathy.

- Drive industry-leading NPS scores and referral rates through a consistently exceptional, brand-appropriate customer experience.

11. Collections Management

- Own the project collections plan in its entirety; ensure demand notices, payment follow-ups, and milestone-linked receipts are executed rigorously.

- Manage delinquent accounts with appropriate escalation; minimise outstanding dues and ensure collections targets are consistently met.

- Coordinate with legal for agreement enforcement, demand enforcement, and resolution of payment disputes where required.

12. People Management

- Define and set clear work objectives and goals for all direct and indirect team members in line with the AOP and project priorities.

- Conduct regular performance reviews; provide structured feedback, recognition, and development inputs to team members.

- Drive team-building, engagement, and a culture of ownership and accountability across the cross-functional project team.

13. Process Adherence & Improvement

- Identify inefficiencies and process gaps across project functions; recommend and implement improvements to enhance productivity, quality, and cost-efficiency.

- Ensure strict adherence to Tribeca's and The Trump Organization's defined processes, brand-licensing guidelines, and governance frameworks.

14. Governance & Reporting

- Report directly to the Regional CEO / Group CEO through structured periodic MIS covering project health, design and construction progress, sales, collections, marketing ROI, financial performance, and risk status.

- Maintain transparent and timely governance across all project functions; uphold Tribeca's and the Trump brand's standards of integrity and accountability.

Qualifications & Experience:

Education:

- B.E. Civil Engineering or B.Tech Civil Engineering, AND

- MBA from a Premier B-School in India - IIMs, ISB, XLRI, NMIMS, SPJIMR or equivalent

Experience:

- 15+ years of progressive experience in real estate development, with a minimum of 5 years in a senior project leadership role with direct P&L responsibility.

Domain:

- Ultra-luxury residential or branded real estate development. Demonstrated exposure to JV-based development models. Prior experience with luxury/branded projects and the Hyderabad market is a strong advantage.

Technical Skills:

- Financial modelling, AOP preparation, project P&L management, RERA compliance, design and construction contract management, and luxury real estate market analysis.

Functional Skills & Competencies:

- Deep understanding of ultra-luxury real estate market dynamics, project economics, and the complete development value chain.

- Strong financial acumen - proficient in financial modelling, IRR analysis, and AOP planning.

- Demonstrated ability to manage joint venture and brand-licensing partners across complex, multi-stakeholder environments.

- Experience managing architects, design consultants, and luxury-fitout contractors to uncompromised brand standards.

- Proven cross-functional team leadership with experience in goal-setting, performance management, and people development.

- Strong command over construction processes, quality management, and statutory compliance frameworks.

- Excellent communication, negotiation, and stakeholder management skills across internal teams, JV partners, brand representatives, and customers.

- High ownership orientation, bias for action, and comfort with ambiguity in high-stakes, high-visibility environments.

- Customer-first mindset with strong escalation management instincts and a track record of delivering superior NPS outcomes for premium clientele.
