We are hiring a Project Director for a leading real estate developer with a strong national footprint. This is a high-impact leadership position requiring a strategic thinker and execution-oriented professional who can manage projects end-to-endfrom land acquisition to timely and quality delivery.
Key Responsibilities:
Strategic Project Ownership:
- Take complete ownership of project delivery, including design coordination, construction, vendor management, and timely handover.
- Drive execution in alignment with the Annual Operating Plan (AOP), ensuring adherence to timelines, budgets, and defined quality standards.
- Lead site-level decision-making and provide strategic direction to ensure efficiency and cost-effectiveness.
Profit & Loss Accountability:
- Own the financial success of the project by driving profitability, optimizing costs, and enhancing overall returns.
- Collaborate with finance teams to plan project cash flows, monitor key financial indicators, and mitigate risks affecting returns.
- Participate in business plan creation, periodic reviews, and course correction based on evolving project realities.
Risk & Compliance Management:
- Identify and mitigate risks during both pre-construction and execution phases.
- Ensure statutory and regulatory compliance at all project stages.
- Proactively flag potential risks to the management with mitigation strategies.
Cross-functional Coordination:
- Work closely with internal teams across Design, Sales, Marketing, Legal, and Customer
- Experience to ensure alignment at all stages.
- Ensure smooth coordination with external stakeholders including consultants, contractors, government departments, and vendors.
Customer Experience & Quality Control:
- Ensure a high level of customer satisfaction by maintaining execution quality and timely communication.
- Monitor project quality through regular audits, ensuring conformance to safety and design specifications.
Team Leadership:
- Lead a diverse project team, define KRAs, and drive performance through regular feedback and appraisals.
- Foster a collaborative and high-performance culture within the project team.
- Mentor and develop future leaders within the project team.
Required Skills & Experience:
- At least 15 years of core project execution experience in real estate, infrastructure, or construction.
- Proven experience in P&L management, stakeholder coordination, and large-scale residential or mixed-use project execution.
- Exposure to financial modelling, risk management, and customer experience will be preferred.
- Strong site management background, with deep understanding of real estate development processes.
- Ability to lead cross-functional teams and drive execution under pressure.
- Strong decision-making, crisis resolution, and negotiation skills.
Educational Qualifications:
- Bachelors degree in Civil Engineering, Architecture, or related field.
- Post-graduate degree from a reputed B-School is highly preferred.
