Role Overview:

Ocean Lifespaces Pvt. Ltd. is looking for an accomplished Project Director - Interior to lead the end-to-end delivery of large-scale interior and fit-out projects.

The incumbent will have overall responsibility for project planning, execution, commercial performance, quality, safety, client management and timely handover. The role requires extensive experience in managing complex interior projects involving multiple packages, vendors, consultants and multidisciplinary teams.

The ideal candidate should have strong leadership exposure in commercial/corporate interior fit-outs and should have independently managed major projects in a Project Director or equivalent leadership capacity.

Key Responsibilities:

- Provide overall leadership for the planning, execution and delivery of large-scale interior fit-out projects.

- Take complete ownership of project scope, schedule, cost, quality, safety and client satisfaction.

- Develop project execution plans, construction schedules, resource plans and key delivery milestones.

- Lead multidisciplinary teams comprising Project Managers, Construction/Site Managers, Planning, Design, MEP, QS, Contracts, Procurement, QA/QC and EHS.

- Manage execution of various interior packages including flooring, ceilings, partitions, joinery, carpentry, glazing, painting, wall finishes and other specialist finishes.

- Ensure seamless coordination between interior, architectural and MEP services.

- Review drawings, specifications, BOQs, material requirements and execution methodologies.

- Coordinate with designers, architects and consultants to resolve design and constructability issues.

- Monitor procurement schedules and ensure timely availability of critical materials and long-lead items.

- Manage contractors, subcontractors and specialist vendors with respect to quality, productivity and timelines.

- Conduct periodic project reviews and implement recovery plans wherever schedule deviations occur.

- Monitor project budgets, cash flow, variations and cost-to-complete.

- Work closely with commercial and QS teams on billing, variations, claims and contractual matters.

- Act as a senior point of contact for clients, consultants, architects and other stakeholders.

- Manage client expectations and ensure timely resolution of critical project issues.

- Ensure strict compliance with quality standards, approved specifications and EHS requirements.

- Drive snagging, de-snagging, testing/commissioning coordination and final project closure.

- Ensure complete documentation and smooth final handover to the client.

- Mentor Project Managers and other team members while establishing clear project accountability.

Candidate Requirements:

- B.E./B.Tech in Civil Engineering is mandatory.

- 20 - 25 years of overall experience in construction/project management.

- Extensive experience in Interior / Fit-out project execution is essential.

- Should have held senior positions such as Project Director / Project Head / GM - Projects / AVP - Projects / VP - Projects or equivalent.

- Must have independently handled large and complex interior projects.

- Strong understanding of interior execution methodologies, materials and finishes.

- Excellent knowledge of architectural finishes, joinery, flooring, ceilings, partitions and specialist interior packages.

- Strong understanding of MEP coordination within interior fit-out projects.

- Experience in managing multiple contractors, subcontractors and specialist vendors.

- Strong exposure to planning, procurement, contracts, QS, billing and cost control.

- Proven ability to manage demanding clients, consultants and architects.

- Strong leadership, communication, negotiation and problem-solving abilities.

Preferred Project Exposure:

Preference should be given to candidates with substantial experience in: Corporate Office Interiors, Commercial Fit-outs, IT/ITES Offices, Large Workplace Projects, Hospitality Interiors, Retail Interiors, Institutional Interiors, High-end Interior Projects.

Candidates who have successfully taken multiple major interior projects from mobilization to final handover would be strongly preferred.
