Contract Duration: 3.5 Years (Full Project Duration)

Location: Mahalaxmi, Mumbai

Experience: 20-25+ years in high-rise - super high-rise construction or EPC; expat - international delivery experience preferred

Position Overview:

Project Director is the single point of accountability for 25 Downtown, Mahalaxmi - five residential towers rising to 83 floors. The role owns planning, cost, quality, and client relationship for the full 3.5-year project life cycle, on behalf of the construction partner.

Role Purpose:

Lead execution of an unprecedented high-rise construction programme in India - deliver on schedule and margin, protect project P&L, and manage a discerning stakeholder ecosystem spanning the developer, globally renowned architects and designers, and statutory authorities. The Project Director effectively pioneers super high-rise delivery methodology for the Indian market.

Key Responsibilities:

1. Planning - Timely Completion:

- Own the master construction schedule across all 5 towers, sequencing work to meet committed handover dates.

- Deploy proven super high-rise methods - jump-form - climbing formwork, high-capacity tower cranes, high-speed material and passenger hoists.

- Establish and track baseline schedule, critical path, resource plan, risk register, and recovery plans.

- Coordinate structural, MEP, fa- ade, and fit-out sequencing across five concurrent towers.

- Drive weekly project reviews and report progress to executive leadership.

2. Project P&L:

- Own project profitability end-to-end across the 3.5-year contract - budgeting, cost control, and margin protection.

- Manage subcontractor and vendor billing, cash flow, and cost-variance tracking.

- Lead claims, variations, and commercial negotiations with client and vendors.

- Drive procurement efficiency for materials and resources at project scale.

3. Client - Stakeholder Management:

- Act as the primary point of contact for the developer and represent execution at steering committee reviews.

- Manage design and consulting relationships - architect, interior designer, structural and MEP consultants.

- Interface with statutory authorities (RERA, municipal, fire, environment) to keep approvals on track.

- Protect the project's ultra-luxury positioning - hold execution to the finish and quality standard the brand and buyers expect.

- Anticipate and resolve stakeholder concerns proactively, balancing developer, consultant, and end-client expectations.

Leadership Competencies:

- Build and lead a high-performance, safety-first team for a project of unmatched scale in the Indian market.

- Make fast, sound calls on construction methodology, resourcing, and risk - specific to super high-rise builds.

- Escalate strategic risks early; lead crisis response for high-rise-specific hazards.

- Bring international best practice to a market building at this height for the first time.

- Represent the project at executive and board level.

Ideal Candidate Profile:

Experience - Technical Background:

- 20-25+ years in high-rise - super high-rise construction or EPC, with hands-on delivery of structures 60+ floors - 200m+.

- Prior delivery of towers of comparable or greater height strongly preferred; international experience (UAE, Singapore, Hong Kong, China, Qatar) is highly valued.

- Track record of applying advanced high-rise construction systems - climbing formwork, core-and-shear-wall structures, and high-speed vertical transportation through close direction of specialist consultants and technical teams.

- Strong commercial acumen - P&L ownership, contracts, claims, and vendor negotiation at scale.

- Track record delivering premium - luxury residential projects alongside globally renowned architects and designers.

- Working familiarity with Indian regulatory frameworks (RERA, municipal approvals), or proven ability to partner closely with local teams on compliance.

- Expat candidates with global super high-rise delivery experience strongly preferred.

- Polished stakeholder management - equally credible with reputed developers, global consultants, and high-net-worth end-clients.
