Project Director - Construction Civil

1. Support the MD with overall organization strategy formulation for Dynamix Real Estate Business

2. Formulate operational plan aligned to the organization strategy along with site team structure, resource management, etc. that assures profitability through timely completion of projects, cost effectiveness and efficient handling of contingencies at all locations

3. Ensure goals are cascaded for each department till the individual level in consultation with department heads

4. Oversee the planning and budgeting activities (outsourced) for each of its zonal projects in consultation with external vendors

5. Review & provide practical expertise on design drawings generated by Architecture department before the start of the construction phase

6. Oversee the coordination & follow up with the Land Acquisition & Liasioning department for necessary approvals which may impede the progress of the project

7. Oversee site construction activities- excavation, foundation, structuring, brickwork, plastering, kitchen works, mechanical, plumbing, flooring, etc. - for each project site, ensuring the execution is as per the plan and budget. Ensure the plan is reviewed and changed, if required, for each site

8. Oversee the inventory management of the stores at site for its zone in consultation with Stores HOS while ensuring minimum inventory days and storage cost

9. Oversee post construction activities in consultation with Facilities HOS, ensuring plan and budget adherence, design and quality compliance till the establishment of society

10. Oversee the overall site quality for each project of its zone along with housekeeping while ensuring zero loss time injury/ accident on sites

11. Advise the Contracts team in finalizing eligibility criteria and technical bid evaluation for building contractors as and when required

12. Review project reports including planning, inventory, expense, quality assurance plans, daily progress report and conduct review meetings with all the project heads of the zone on a periodic basis

13. Prepare business case for IT requirements, manpower, project finance, etc. as and when required and share it with the relevant stakeholders

14. Oversee the handover of the projects to Sales & CRM team after the society has been established

15. Perform performance appraisal for all the direct reports as per PMS deadlines
