
Job Summary:
We are seeking an experienced Procurement & Contracts Manager to lead end-to-end procurement and contract management functions for high-rise, township, and infrastructure projects. The role involves strategic procurement planning, vendor management, contract administration, cost control, and cross-functional coordination to ensure timely and cost-effective project execution. The candidate should have exposure to the Bangalore and Hyderabad regions.
Key Responsibilities:
1. Procurement Planning & Strategy:
- Develop and implement procurement strategies aligned with project timelines and budgets.
- Prepare procurement schedules for civil, MEP, finishing, and infrastructure packages.
- Identify cost-saving opportunities without compromising quality and timelines.
- Monitor market trends for construction materials including steel, cement, MEP equipment, and finishing materials.
2. Vendor Sourcing & Management:
- Identify, evaluate, and onboard qualified contractors, subcontractors, and suppliers.
- Conduct techno-commercial evaluations and vendor comparisons.
- Maintain an approved vendor database.
- Negotiate rates, payment terms, and contractual conditions.
- Monitor vendor performance, quality standards, and delivery timelines.
3. Contract Management:
- Draft, review, and finalize contracts including item-rate, lump-sum, turnkey, and EPC.
- Ensure contracts comply with company policies and applicable laws.
- Manage variation orders, change orders, claims, and disputes.
- Track contract performance and ensure adherence to scope, timelines, and cost.
- Coordinate with legal and project teams for contract finalization.
4. Cost Control & Budget Management:
- Work closely with project and QS teams for BOQ validation and cost benchmarking.
- Analyse project budgets and ensure procurement is within approved limits.
- Review RA bills and payment certifications in coordination with finance and project teams.
- Support value engineering initiatives.
5. Compliance & Documentation:
- Ensure compliance with local regulatory requirements in Karnataka.
- Maintain accurate procurement documentation and audit trails.
- Support internal and external audits.
- Implement and maintain SOPs for procurement and contracting processes.
6. Cross-Functional Coordination:
- Collaborate with Design, Projects, Finance, Legal, and Planning teams.
- Participate in project review meetings.
- Ensure timely material delivery to avoid project delays.
Qualifications:
- Bachelor's Degree in Civil Engineering (preferred) or Mechanical Engineering.
- Postgraduate qualification in Supply Chain or Contracts Management (preferred).
- 10+ years of experience in procurement and contracts within real estate, high-rise, township, or infrastructure projects.
- Strong knowledge of construction contracts, commercial terms, and vendor management.
- Good understanding of BOQ, rate analysis, and cost benchmarking.
