About the Role:

Based in Delhi NCR, the Capex Manager owns end-to-end capital expenditure delivery for our hotel portfolio in Germany - from property condition assessment and capex planning through renovation, MEP infrastructure upgrades, brand-standard refurbishment, and statutory compliance. Capex decisions are anchored to RevPAR optimisation: investments are prioritised by their impact on rate, occupancy and comp-set positioning. The role converts the approved capex budget into on-time, on-budget, audit-ready projects that protect asset value, improve guest experience, and keep every property fully compliant with German regulations - coordinating remotely with on-ground teams and travelling as needed.

Key Responsibilities:

1. Capex Planning & Budgeting:

- Conduct property condition assessments (PCA) across the portfolio; build the annual and 3 - 5 year capex plan with clear prioritisation (life-safety > compliance > asset integrity > brand/guest experience > ROI projects).

- Prioritise ROI capex using RevPAR impact and competitive analysis: benchmark each property against its comp set (ADR, occupancy, guest-review scores) to identify product gaps that renovation can close.

- Prepare scopes of work, BOQs and cost estimates for renovation, repair and infrastructure projects; validate against market benchmarks.

- Track budget vs. actuals per property and per project; flag variances early and manage change orders with documented approvals.

2. Project Execution - Renovation & Refurbishment:

- Deliver room, public-area and facade renovations, FF&E replacement and brand-standard upgrades across live hotel operations with minimal guest disruption.

- Own project schedules, phasing and site coordination; run snagging, de-snagging, and formal handover to hotel operations teams.

- Apply structured problem-solving (root cause analysis, corrective/preventive action) to schedule and quality deviations.

3. Technical Infrastructure (MEP) & Asset Reliability:

- Plan and execute capex upgrades of electrical systems (LV/MV distribution, panels, switchgear), HVAC and heating plants, elevators, water/wastewater systems, fire alarm and life-safety systems, and BMS.

- Review preventive/predictive maintenance data with facilities teams to convert recurring failures into justified capex replacements; target 99%+ uptime of critical infrastructure.

- Drive energy-efficiency investments (lighting, HVAC optimisation, metering) aligned with German energy regulations (GEG) and ESG goals.

4. Vendor, Contractor & Contract Management:

- Run tendering and technical-commercial evaluation; negotiate and administer works contracts with awareness of German construction contract norms (VOB) and planning/fee frameworks (HOAI).

- Manage general contractors, MEP specialists and local Handwerker firms; monitor SLAs, quality of works, site safety and progress certification before payment release.

5. Compliance, Permits & Documentation:

- Ensure all works comply with German building codes (Landesbauordnung), fire protection (Brandschutz), workplace safety (DGUV/ArbSt- ttV) and technical inspection requirements (T- V/ZUES pr- fpflichtige Anlagen).

- Obtain and maintain permits, NOCs, inspection certificates and as-built documentation; keep asset registers, warranties and property records complete and audit-ready.

6. Reporting & Governance:

- Maintain the portfolio capex tracker; publish weekly progress dashboards and monthly MIS covering spend, milestones, risks and savings.

- Run post-completion reviews measuring cost, quality, timeline and realised ROI - including post-renovation ADR, occupancy and RevPAR uplift vs. comp set; feed lessons learned into the next planning cycle.

Candidate Profile:

- 6 - 10 years in capex/project delivery, facilities engineering or technical operations for hotels, commercial real estate, IT parks or industrial facilities; multi-site exposure strongly preferred.

- Degree or diploma in Electrical, Mechanical or Civil Engineering (or equivalent technical qualification).

- Hands-on depth in at least two of: electrical power distribution, HVAC/chiller plants, fire & life-safety systems, elevators, water treatment, BMS.

- Demonstrated ownership of budgets and vendor contracts, with a record of on-time, on-budget delivery and measurable efficiency gains (e.g., uptime, energy, rework reduction).

- Strong documentation discipline: statutory records, permits, asset registers, MIS and QBR-grade reporting.

- Team leadership experience - able to direct site supervisors, technicians and contractor crews.

Location, Language & Eligibility:

- Base location: Delhi NCR (non-negotiable); role manages the Germany portfolio remotely with structured overlap to CET business hours.

- English - professional working proficiency (required).

- German - basic proficiency or willingness to learn is a strong advantage for dealing with contractors, authorities and permit documentation.

- Valid passport and readiness for periodic travel to Germany (Schengen business visa support provided).

Success Measures (first 12 months):

- 100% of life-safety and statutory compliance capex closed on schedule; zero overdue inspection findings.

- 90% of projects delivered on-time and within 5% of approved budget.

- 99%+ uptime of critical infrastructure across the portfolio; documented energy savings from completed projects.

- Measurable RevPAR uplift on renovated properties vs. pre-renovation baseline and comp set.

- Complete, audit-ready asset and project documentation for every property.
