Property Accounting Manager (Individual Contributor)

About the Role:
If we both deliver, this seat builds a team underneath you within 12 months.
What You'll Own:
- Full-cycle property accounting for a portfolio of 2050+ assets (multifamily, commercial, mixed-use, or industrial depending on client)
- Monthly close: accruals, prepaids, recurring entries, fixed asset and depreciation schedules, intercompany allocations
- Bank reconciliations, mortgage and debt service entries, escrow and reserve tracking
- CAM reconciliations, common area billings, and tenant recoveries
- Lease accounting under ASC 842 - abstraction, straight-lining, true-ups
- Property tax and insurance accruals, true-ups against actual bills
Reporting & analysis
- Monthly and quarterly financial packages for ownership and asset management - variance commentary, not just numbers
- Budget vs. actual analysis, NOI walks, occupancy and collections trends
- Owner draws and distributions, JV partner reporting where applicable
- Investor and lender reporting packages
Controls & process
- Own the close calendar - drive cycle time down, eliminate the recurring fire drills
- Build and maintain SOPs for every recurring entry, reconciliation, and report
- Coordinate with property managers, AP, AR, treasury, and asset management
- Lead the audit prep and respond directly to auditors and tax preparers
Becoming the anchor
- Set the quality bar that future hires on this account will be measured against
- Document the workflow well enough that we can scale headcount on this client without quality slipping
- Identify what should be automated, templated, or pushed to a Staff Accountant - even if that hire is six months away
What We're Looking For:
- Hands-on, recent ownership of a multi-property portfolio - not a reviewer who hasn't touched the GL in three years
- Deep working knowledge of Yardi Voyager, AppFolio, MRI, or RealPage - you can navigate the system, fix bad data, and build reports without help
- Strong grasp of US GAAP, real estate accounting, ASC 842 lease accounting, and partnership/JV accounting
- CAM reconciliations done independently, start to finish
- Advanced Excel - pivots, lookups, complex models, financial schedules built from scratch
- Experience working directly with US-based asset managers, controllers, or owners
- Comfortable in EST or PST overlap - the role requires real-time collaboration with the US team
- Written-first, direct communicator who can hold the room on a call with the CFO
Bonus Points:
- Worked through an acquisition, disposition, or refinance and booked the entries
- Built a close calendar or SOP suite that survived after you left
- Experience training or mentoring junior accountants - even informally
What This Role Is Not:
- A reviewer-only role. You'll be in the GL, in the system, in the reports - daily.
- A vendor relationship. You'll be embedded inside the client's finance team, on their Slack, in their stand-ups, accountable to their controller.
