Manager / Sr. Manager - BD and Growth
We are seeking an experienced and driven professional for our Business Development & Growth team to support land acquisition, sourcing, and strategic investments. The ideal candidate will bring strong expertise in financial evaluation, deal structuring, and transaction execution, along with a deep understanding of the NCR real estate market and development norms. The role requires the ability to structure commercially viable deals, assess project-level financial viability, and negotiate complex commercial arrangements with multiple stakeholders.
1. Land Acquisition & Deal Origination
- Identify, source, and evaluate land and development opportunities aligned with the company's growth strategy and return benchmarks.
- Conduct site visits and perform preliminary technical, legal, and financial due diligence.
- Assess land parcels for feasibility, zoning regulations, development control norms, and commercial viability in the Delhi NCR region.
- Structure and negotiate complex transaction structures including outright acquisitions, Joint Development Agreements (JDAs), Joint Ventures (JVs), revenue-sharing and profit-sharing models.
- Build and maintain strong relationships with developers, brokers, landowners, financial intermediaries, and investment partners.
- Work closely with internal teams to develop detailed financial feasibility assessments and investment proposals.
2. Financial Analysis & Deal Structuring (Enhanced Focus)
- Develop and review detailed financial models including project IRR, NPV, cash flow waterfalls, sensitivity and scenario analysis.
- Structure transactions to optimize capital deployment, risk-return balance, and alignment with business strategy.
- Evaluate capital structures, funding mechanisms, and exit strategies for development and investment projects.
- Support negotiation of commercial terms such as land pricing, revenue share, escrow mechanisms, milestone-linked payments, and downside protection clauses.
- Prepare investment memos and financial packs for internal approvals and investment committees.
3. Regulatory & Legal Coordination
- Liaise with regulatory and development authorities such as HUDA, DTCP, NOIDA, GNOIDA, YEIDA, DDA, MCD, etc.
- Work closely with legal and compliance teams to manage title due diligence, transaction risks, and documentation.
- Support structuring of transaction documentation from a commercial and financial risk perspective.
4. Stakeholder Management
- Build long-term relationships with landowners, investors, regulators, consultants, and internal cross-functional teams.
- Lead commercial negotiations and align diverse stakeholder interests to achieve successful transaction closures.
- Identify and proactively mitigate financial, legal, and commercial risks across transactions.
