Job Summary :

We are looking for a skilled professional to lead Greenfield land acquisition and government leasing initiatives, along with feasibility studies and financial analysis for industrial projects.

The role requires strong expertise in identifying land opportunities, evaluating commercial viability, managing government liaisoning, and supporting strategic decision-making for project investments.

Key Responsibilities :

1. Land Identification & Acquisition (Greenfield Focus) :

- Identify and evaluate land parcels based on project requirements (location, infrastructure, regulatory feasibility).

- Conduct land due diligence including title verification, zoning checks, and ownership validation.

- Manage end-to-end land acquisition process, including negotiations, documentation, and closure.

2. Government Leasing & Liaisoning :

- Handle government land allotment and leasing processes with industrial authorities (e.g., MIDC, RIICO, UPSIDA, GIDC, etc.).

- Liaise with government departments, local authorities, and regulatory bodies for approvals and land-related matters.

- Ensure compliance with industrial policies, leasing norms, and regulatory frameworks.

3. Feasibility Studies & Location Analysis :

- Conduct techno-commercial feasibility studies for potential sites.

- Perform location analysis considering logistics, infrastructure, labor availability, and cost factors.

- Identify risks and provide recommendations on site selection and investment viability.

4. Financial Analysis & Commercial Evaluation :

- Develop financial models for land acquisition/leasing scenarios (CAPEX, ROI, IRR, payback).

- Analyze cost structures, project viability, and investment returns.

- Support leadership with data-driven insights for decision-making.

5. Regulatory Compliance & Approvals :

- Coordinate approvals such as:

- Land use conversion

- Environmental clearance

- Building plan approvals

- Local authority permissions

- Work closely with legal and regulatory teams to ensure timely approvals.

6. Stakeholder & Client Management :

- Act as a key point of contact for clients, consultants, brokers, and internal teams.

- Provide advisory support on land selection, cost implications, and risks.

- Maintain strong relationships with local stakeholders and government bodies.

7. Market Intelligence & Strategy :

- Track land pricing trends, industrial corridor developments, and policy changes.

- Identify emerging locations and opportunities for industrial expansion.

- Support business development teams with land and feasibility inputs.

Qualifications & Experience :

- Experience in industrial, infrastructure, consulting, or real estate firms preferred
